Original Highton home smashes reserve as arborist sees potential

Not seeing the forest for the trees was no problem for first-time buyers who paid $181,000 over reserve to get their hands on an original Highton home.

Hayeswinckle selling agent Michelle Winckle said one of the purchasers of 2 Woodley Court was an arborist whose skills came in handy when visualising future upgrades to the leafy 674sq m property.

They were among five bidders who raised a hand for the three-bedroom, mid-century house, which was offered to market for the first time.

The kitchen/meals area is the heart of the home.


It sold under the hammer for $751,000 at Saturday’s auction, eclipsing its $570,000 reserve.

Ms Winckle said the last two bidders were both first-time buyers hoping to secure an affordable entry to a tightly held street.

“It is just under 700sq m of land in a court location, north-facing in the middle of Highton,” she said.

“It had quite a few trees around it and it was quite overgrown but he’s an arborist so he knows what to save and what to leave and they’ll just build their dream home around it.”

Exposed timber beams, green carpet and wallpaper are among mid-century features still on display at the compact weatherboard house.

The vendors built the house and established the garden.


Ms Winckle said the $550,000 to $600,000 price guide reflected the home’s original condition and the vendor’s willingness to sell on auction day.

“Sometimes the more people are realistic and prepared to meet the market and get it sold, the higher the price goes because the competition takes over and people know that it’s such a good area,” she said.

“It was evident on the day, the true market value.”

Even so, bidding got off to a slow start at $500,000 before kicking into gear about the $560,000 mark.

The property is the first to sell in Woodley Court, not far from Highton Village, since October 2024.

It’s positioned in the popular Montpellier Primary School and Belmont High School zone.
