Two homes with spectacular views have attracted opposing reactions on South Australia’s property market, proving location is not always enough to woo buyers.

While the response for an Adelaide Hills treehouse-style residence has been one of sheer delight, the same cannot be said for a Yorke Peninsula home, despite boasting a superb ocean vista.

Selling agent David Bussenschutt, of Ray White Yorke Peninsula, said there had been 19 groups inspect 50 Coast Rd, Tickera, in the first week it was listed for sale but none were rushing back for a second look.

Not even a cheap $335,000 price tag was helping the 1.2ha property, initially marketed as one that “needs work but is worth the view’’.

“This one has scared everyone off,’’ said Mr Bussenschutt, who this week has appointments to show another 10 potential buyers through the dwelling, which is actually two transportable homes that were relocated from Woomera, in the state’s north, and joined together.

“But the rewards (if the home is bought and repaired) are there, absolutely.

“It’s perched up on the hill looking over the water.

“That ocean backdrop is really quite nice and there’s a little creek that runs around the back (of the property).

“Nobody’s ever heard of Tickera but … it’s a little bit like the West Coast (of South Australia).

“You can even see the West Coast from there on a clear day – it’s only 50ks (kilometres) across (the sea).

“And at that price, it’s absolutely worth coming and having a look (inspection).’’

The home has a large kitchen and living area in seemingly good condition but several of the five bedrooms are in various states of repair.

A new bathroom is needed, rendering the home unliveable in its current state and, while there is water connected, there is no electricity after damage was sustained to the off-grid property’s solar panels, Mr Bussenschutt said.

The home has two bedrooms and one bathroom.


At the other end of the spectrum, OC Real Estate agent Valerie Timms said 38 Whitewood Drive, Sturt, was move-in ready.

Ms Timms said potential buyers had been awestruck by the western red cedar chalet-style residence and its lush bushland outlook, with 32 buyer groups already having visited the property during the first open inspection at the weekend – well above normal attendance rates.

“Views can make a big impact on the appeal a home has on buyers and with this one there’s big windows where you can see the trees and nature and a lot of birdlife,’’ she said.

“From the front deck, you can look towards the hills to Ironbank – through the trees, of course.

“The feedback we’ve had is really positive, although for some people (being a two-bedroom home means) it’s just not big enough.’’

Offers for the Upper Sturt Rd home close on March 11.

No closing date has been listed for the Tickera property but Mr Bussenschutt expected the vendors to consider any offers received by the end of the week.
