Las Vegas' housing market is cooling off a bit after hitting record highs earlier this summer. The median price of single-family homes sold in Southern Nevada dipped to $480,000 in July, down 1% from a year earlier and down 2% from the all-time high this past May and June.Similarly, the median price for local condos and townhomes settled at $290,000 in July, matching the level a year ago but notably below the record high of $315,000 in October 2024.The slowdown comes a year after Realtor.com® identified a surge in housing inventory in the Las Vegas market, which can be a warning sign for falling prices.Real estate broker George Kypreos, president of LVR, said in a statement that he believed high mortgage rates—which are currently near 6.7%—may be contributing to a slowdown.
