Developer pays $1.25m for Sydney driveway

In the latest indication of Sydney’s property market extremes, a narrow driveway has sold under the hammer for the price of many Australian homes.

A developer snapped up the Newtown driveway for $1.25m at an auction on Saturday.

Located at 184 Church St, the 110sqm site about 4m wide was listed with R1 residential zoning, allowing for mixed density.

The listing described the inner west site as a “ready-to-build block in the heart of Newtown” and “development-ready”.

The property was listed with a $1m price guide and a reserve of $1.1m with the auction garnering four registered bidders, with three active.

Listing Agent Chris Akkawi of Adrian William Real Estate said the land value was $1m from government appraisal. Buyers were attracted to the building potential, he said.

“The company that purchased it is a developer, they are going to develop on it,” he said.

“What they are going to develop I don’t know, it will be something residential more than likely.

“Next door student housing is built, I don’t know if they will try and incorporate that into their build or if it will be a house.

“I think it will be something they hold on to.”

Mr Akkawi said the vendor was an elderly woman who lives a couple of doors from the site and purchased the parcel around four decades ago to use it as parking.

“She has had it as a driveway and she has had it since the 80s,” he said.

“She has just used it as parking, somewhere she can water plants, grow some veges and now it will basically be money put to her retirement.”

A social media post about the sales on Instagram, posted by The Noticer, received many pointed comments on the sale.

One user wrote “Just stop eating smashed avo guys and you too will be able to afford a driveway like this!” while another wrote “Just the driveway? Madness”.

“One day if you work hard enough you will be able to afford a million dollar driveway”, another user said.

Another comment was “LOL Australia is cooked” and another: “WTF bro”.

A similar property also in the inner west is listed for sale at 5 Sparks Lane, Camperdown.

The vacant block is listed as a land development sitting on a 111 sqm parcel.

The DA approved property listing describes its zoned MU1 – Mixed Use, permits a combination of residential and commercial/retail land uses STCA.

It is currently for sale guiding $1.295m.
