A $4m Western Beach property is being touted as a prime knockdown rebuild opportunity overlooking Corio Bay.

Former AFL player and media personality Billy Brownless is helping spruik the front row listing at 14a Western Beach Rd, Geelong.

The Triple M radio star appears in the online campaign video for the home of his friend Geelong businessman Jason Paterson.

Mr Paterson, director of Patash and Civil Group, bought the 576sq m property with the intention of replacing the house with a lavish custom build.

But, after years meticulously planning the design, he is now selling it with the approved plans.

Mr Paterson said designing the new house had been a painstaking four-year process.

“ I have pushed every boundary to get what I could get,” he said.

“It’s a two-storey with a enclosed entertaining rooftop with glass, it’s a pretty special build and if someone doesn’t come along and buy it I’ll probably build it myself anyway.

“But really but it’s for someone that can just come along and build that dream.”

He said the plans were packed with detail and architectural design, including a bath on the second floor with views over the new Nyaal Banyul convention centre and Cunningham Pier.

“You will actually drive in the laneway and as soon as you lift those garage doors you’ll see the sailing boats out the front from when you park there,” he said.

The existing four-bedroom, three-bathroom house offers immediate flexibility, with a series of ground floor living spaces framing views of Corio Bay, as well as a first floor rumpus room featuring a kitchenette.
