The final stage of a popular land release on the Queensland-New South Wales border offers buyers a limited chance to embrace the peaceful Tweed Coast lifestyle, and it's selling fast.
With Australians eager to head to the Gold Coast, finding a spot along the coastline on the border between Queensland and New South Wales to build a dream home is becoming increasingly rare.
It’s no wonder then why Sceniq Bilambil Heights, elevated above the coastline on the Gold Coast-Tweed border, is turning heads.
With only 100 homesites to be delivered in total, this master-planned community has quietly become one of the region's most in demand addresses.
Sceniq Bilambil Heights has already proven popular with previous releases selling quickly.
The lifestyle shift: Coastal living meets hinterland calm
There's no doubt that what makes Sceniq truly appealing is its position.
Nestled into the quiet hills behind Tweed Heads, Bilambil Heights strikes a balance between being close to the coast and having that peaceful hinterland feel.
Just 10 minutes’ drive down the road is Coolangatta Beach and it’s under 20 minutes to the Gold Coast’s Robina CBD, with employment options and top-tier shopping at Robina Town Centre.
The Gold Coast Airport is 10 minutes’ drive away and the area is home to public and private schools for families to choose from.
For a lot of people, this area is also attractive due to price and is seen as a more affordable way into the kind of lifestyle the area offers without the eye-watering Gold Coast price tags.
Luke, who bought a homesite in Stage 1, now complete, says the location was exactly what he was after.
"I grew up on the Tweed in Kingscliff myself, and always wanted to settle here, and raise my kids in a town near the mighty Tweed River with close access to the ocean for my hobby of offshore fishing," he said.
"Being familiar with the area, I knew some of the blocks would have views of the Tweed River and ocean, so I jumped in to secure a block early.”
"We plan to build a family home to live in that will make the most of the ocean views, be functional and have enough space for our kids and dog to play safely in a yard."
For buyers like Luke, Sceniq Bilambil Heights was the opportunity to secure a dream family home.
Why this Gold Coast-Tweed land release is attracting upgraders
Sceniq has broad appeal, drawing interest from seachangers, local upgraders, downsizers and everyone in between.
From the spacious design incorporating generous homesites, it's clear that genuine thought has been put into the masterplan, with a focus on building a proper community rather than just selling off blocks.
SKF Development, the team behind the project, has purposely conjured up quality streetscapes with plenty of trees, and a network of pram-friendly pathways meeting at the recently completed Sceniq Parkwhich bring this nature-inspired community to life.
Calum Buchanan, Development Manager at SKF Development, is extremely proud of the result and that it's a coastal opportunity that's hard to beat.
"It's all quite elevated, so you've got some great vistas. Some homesites look across the broadwater to the ocean, while others look out to rural and mountain ranges," he shares.
"People really appreciate it once they get there, they see the aspects of the natural scenery and the tree canopies.”
The block sizes are another big drawcard. Ranging from 550sqm to over 5000sqm, these are proper-sized homesites, the kind where kids can run around, there's room for a dog, and residents are not squeezed in next to their neighbours.
Community spaces and the natural landscape are a crucial part of Sceniq Bilambil Height's design.
Final lots now selling in Sceniq, where previous releases sold quickly
Ever since the first release entered the market, buyers have been lining up to get in.
Stage 1 homesites are settling this month, with the first happy residents ready to build their dream new homes.
When Stage 3 recently launched, over 75% of homesites sold within just two months, prompting the developer to bring forward the last stage, with both Stages 3 and 4 commencing construction this month.
According to Clinton Tresize, Managing Director at RPM Group, sales in the final release have already been strong, with eager buyers waiting in the wings to secure their place in this community.
"Although Stage 4, comprising the final 30 homesites in Sceniq, was only released to market last week, a number of lucky buyers have already moved quickly to secure their homesites," he shares.
“The final homesites, now selling, are priced from $535,000 up to $905,000 and we’re urging buyers to get in touch to secure their new address in Sceniq now, as no further land will be released.”
