9/63 Fletcher St, Tamarama sold for “circa $9m” post auction.
A Queensland businessman has picked up a dream Tamarama sub-penthouse post-auction for circa $9m.
The sales agent, Simon Exleton of Pillinger, said it was an extraordinarily strong result in a tough market.
Buyer’s agent Jeremy Bedwani purchased the three-bedroom, three-bathroom apartment with double parking in the Kalypso development at 9/63 Fletcher St for his client, described only as a “high profile corporate adviser” based in Brisbane.
Both Bedwani and Exleton said the result was undisclosed though “close to the guide”, which had been $9m since the get-go of the campaign back in February.
Since passing in at auction on February 28 at $8.755m, three buyers have been quietly negotiating and offering more, as Avidan collected $4500 per week through Jeffrey Lamens executive rentals.
Exleton said the strong result reflected the quality of the build and the sophisticated interiors.

The sub-penthouse is in the Kalypso block.
It has incredible ocean views.
Exleton said that 45 groups had inspected the stunning property in a “challenging” market.
Bedwani said: “Since January, the market has shifted in the buyer’s favour.
“The clients I represent recognise we are now in opportunistic buying conditions.”
At the time of the listing of the property, for a February 28 auction, it was described as the “cherished” sub-penthouse of the Kalypso developer, Dare Property Group founder David Avidan.

“This residence has always been one of my most cherished Dare projects,” Avidan had said.
“Kalypso represents everything I love about coastal architecture – purity of design, timeless materiality, and a feeling of calm luxury.
He’d retained the apartment as a long-term personal investment following the completion of the block in 2023.
It’s a high luxe fitout.
The building holds deep personal significance to Avidan.
It’s in an elevated position in the street and has views to Bondi, across Tamarama and down the coast to Bronte.
It’s also only moments from the Tamarama village cafés.
The building holds deep personal significance to Avidan, marking his second signature Tamarama development – a project that showcases Dare’s design-first ethos and commitment to coastal refinement.
Kalypso was conceived in collaboration with MHNDU Architects and Mim Design, delivering 11 coastal homes.
The development quickly captured industry attention, highlighted by the penthouse’s standout $17m sale, equating to an impressive $100,000 per square metre, to businessman Craig Smith.
Ten out of the 11 apartments were sold “off the plan” between 2021 and 2022.
