U.S. single-family rent prices increased 1.8% year over year in July, down from annual growth of 2.3% a year earlier, according to Cotality’s Single-Family Rent Index. The company said monthly rent growth has followed a typical seasonal pattern for much of 2026, following a year of below-trend growth. July marked the fifth consecutive month of annual rent price growth, although prices remain below historic levels. Cotality’s release also reported on June 2026 data, when annual single-family rent growth reached 1.5%, the fourth consecutive month of stronger annual gains and the highest rate since late 2025. In June, rents for high-end properties rose 2.4% year over year, while low-end rents increased 0.4% for the second consecutive month. Growth in both tiers was lower than a year earlier.
