Picture this: A couple has to sell their home. There’s a job relocation with a hard deadline. Two kids who don’t know yet that they’re moving. A house that needs a few weeks of paint and cleanup before it’s ready for its best light. And they can’t afford to guess on how to price, because whatever they do, it has to work the first time. This is obviously a hypothetical scenario, but I’d bet almost every agent reading this recognizes this couple. Some version of that tension shows up in nearly every listing appointment: privacy and preparation time on one side, not wanting to leave money on the table on the other. It’s a complex equation, but one that good agents have always found a way to solve. What’s new is that our industry is finally building the structure to help every agent do it well, not just the ones who’ve figured it out on instinct. That’s what people mean when they say, “seller choice.” Not a policy fight. Not a debate about who controls a listing feed. Just the oldest promise in this business: that a good agent builds the strategy around the person, not the person around the process.
