The 3086sq m super site on the corner of Carlisle St and Conway Ave has a $100m price tag.


A huge property with views of the Bridge has hit the market in Rose Bay and the agent is expecting big interest, despite the gobsmacking $100m price tag.

Described as “Rose Bay’s Ultimate LMR Super Site” spanning 3086sqm at 1A, 1-3, 5 Conway Ave, 34 and 34A Carlisle St, Steven Zoellner of Laing & Simmons Double Bay says: “I’m expecting all of the big companies to make a play for it.”

Rose Bay is already the epicentre of Sydney’s low to medium-density housing reforms designed to boost much-needed housing, with 12 homeowners recently getting $15m each from a $173m sale and another going for $150m for aged care accommodation.

But Zoellner, who shares the listing with his colleague Fred Small, says this site has one attraction that will make it red-hot.

“It’s got Bridge views,” he says.

The pretty white three-bedroom semi with the sandstone fence at 34A Carlisle bought by the Jefferys family for $2.05m in 2013 is on the smallest block at 328sqm.

But also of note are the seven apartments at 1-3 Conway Ave, built less than 20 years ago.

All of those individual owners were all happy to sell up because their apartments were all worth more collectively to a developer.

The apartments at 1-3 Conway Ave, Rose Bay, built about 20 years ago, are set for the wrecking ball.


There’s also a block of four units at 1A Conway and an individual house at 5 Conway Ave.

He says the potential purchaser could build an apartment building of up to eight storeys on the site, incorporating some affordable housing, with perhaps 60 to 70 apartments.

Already, Mathieson Property is planning a new eight-storey building containing 70 apartments across the road.

“There could even be an over-55 development, he says, which has happened with one of the other LMR sites in Rose Bay,” Zoellner says.

The block is close by Rose Bay Village and the harbour foreshore.
