The three-bedroom apartment is in Hall & Campbell at 103-124 Campbell Pde, Bondi Beach.

Another apartment in the exclusive Bondi Beach block where two Chemist Warehouse execs bought, Hall & Campbell, has hit the market.

Co-founder Mario Verrocchi spent $23m on the penthouse and chief operating officer Mario Tascone the sub-penthouse for $21.5m last year.

Now a three bedroom apartment there, until now held by the prominent developers Eduard Litver of Capitel Group and Allen Linz of Rebel Group, has gone up for sale for $8.5m in an expressions of interest campaign closing April 24.

And the sales agent, Eddie Reid of Highland Double Bay Malouf, thinks it may attract an interstate exec, just as the the penthouse and sub-penthouse did.

“This is a bit smaller than the other two, but it does face the beach, so I’m expecting it to appeal to a high-net worth individual as a lock-up-and-leave Sydney bolt-hole,” Mr Reid said.

The apartment has 135sqm of internal space, with a 12sqm balcony, whereas the sub-penthouse and penthouse were over 230sqm each.

The development is on a prominent corner position overlooking the beach.

The three-bedder offers 135sqm of living space, plus a 12sqm balcony.

The just-released apartment is the only three-bedroom apartment in the building of seven.

“Three-bedroom apartments on the beachfront are ultra scarce, particularly anything that’s sub-$10m,” Mr Reid said.

A two-bedroom apartment block in the block sold for $4.8m and there’s another two-bedder available for $3.5m.

A one-bedder is available for $2.5m.

Mr Litver and Mr Linz were also behind the iconic Pacific Bondi precinct further along the beachfront.

“These developers have redefined apartment living in Bondi Beach through a focus on design, scale and quality,” Mr Reid said.

“Completed late last year, this residence forms part of a limited release of developer-held stock and remains essentially brand new.”

Overlooking the famous beach, Hall and Campbell occupies a prominent corner position along the coveted oceanfront strip.

The developmen features the preserved facade of Bates Milk Bar integrated into a striking contemporary design that bridges past and present.

Defined by generous proportions and high ceilings throughout, the building has been designed to maximise light, volume and connection to its coastal setting.

The apartment, offered together with dual car spaces, is being released via Expressions of Interest.

Mr Reid, a leading specialist in Bondi Beach’s prestige apartment market, has established a strong track record along Campbell Parade, including the sale of Apartments 206 and 406 in the Pacific building at 180 Campbell Pde for $11.5m and $14m respectively.

Yesterday it was revealed that another Chemist Warehouse exec, Nancy Jian, had purchased a Point Piper waterfront for a $23m discount.
