The auction for the historic house ar 17 Chapman St, North Melbourne, went “ballistic”.


A devoted dog owner is ready to collar a new home after farewelling their Malvern townhouse for $1.29m on Saturday.

The Agency’s Georgia Ackroyd said her vendor was keen to buy a larger property for their multiple pets.

“Now their place has sold, we will try to find them something with a bit more backyard space,” Ms Ackroyd said.

Out of four bidders who registered for the auction, three ended up competing for the keys.

Although the three-bedroom home passed in on a bid slightly below the $1.275m reserve, it sold to the highest bidder following negotiations after the hammer came down.

“The new owner is an investor who will be putting the property on the rental market,” Ms Ackroyd said.

“And the seller is rapt and very happy with the result.”

Features of the triple-level townhouse at 20 Norfolk Place include two bathrooms, a powder room, and bi-fold doors which open to a balcony and a courtyard.

The residence was built on land that was formerly part of the grounds at Stonington Mansion which sold for $52.5m in 2018.

The circa-1890 mansion was originally constructed for Cobb and Co coaches’ partner John Wagner and later served as Victoria’s Government House until 1931.

Following the mansion’s last sale, some of the surrounding land was subdivided for new home builds.

The Malvern townhouse is close to Menzies Reserve, public transport, schools and Glenferrie Rd’s shops and eateries.


Another piece of Victoria’s history changed hands on Saturday with the sale of a circa-1868 house at 17 Chapman St, North Melbourne.

Belle Property’s Gianni Fazzari said the four-bedroom abode, named Glengariff, had been in the one family for three decades.

Its former owners include George Evans, who served as a town clerk in North Melbourne when it was known as Hotham, prior to 1887.

Mr Fazzari said the sale was very emotional for the owners whose grown-up children attended the auction.

Bidding between two groups of buyers was fairly calm until it went “ballistic” after a $1.92m offer, near the $1.8m-$1.95m range’s upper end.

The home ended up selling for $2.1m to a family with young children.

“North Melbourne is notoriously low-volume for property,” Mr Fazzari said.

“And to find something like this with four bedrooms, two bathrooms and a backyard is almost equivalent to purchasing an acreage elsewhere.”

In the city’s east, four bidders contested the auction for a house at 33 Kings College Drive, Bayswater.

Ray White Ferntree Gully’s Sam Sassoon said the owners were downsizing after building their family home 29 years ago.

It was placed on the market at $1.1m and sold for $1.128m.

“The successful buyers are from the inner city and they’re upsizing,” Mr Sassoon said.

The owners cried tears of joy when the gavel came down, he added.

He said the Reserve Bank raising rates in February had not impacted the local market to a large degree, just yet.

“If there is another one or two rate rises, we might see it hit then,” he said.
