Retail giant Kmart has officially been locked in to anchor a new shopping hub in Clyde North, as fresh data reveals local spending is forecast to surge 91.6 per cent by 2031.

Kmart will take the lead role at the 6,460sq m St Germain Hub on Thompsons Rd, anchoring an 18,000sq m retail centre with 590 metres of road frontage.
The site sits near the newly connected Bells Rd extension to the Monash Freeway, a link property insiders say has transformed the corridor’s commercial appeal.

Colliers modelling shows primary catchment retail expenditure is forecast to grow 91.6 per cent by 2031, driven by rapid housing delivery and household formation across Clyde and Clyde North.
Colliers large format retail associate director Jake Beckwith said the scale of residential growth was the key driver behind Kmart’s commitment.
“This is one of Victoria’s fastest-growing catchments,” Mr Beckwith said.
With 590 metres of Thompsons Rd frontage and direct access to the Monash Freeway via Bells Rd, the centre is positioned to capture high daily traffic volumes.
“Major national retailers assess long-term population density, infrastructure connectivity and retail demand before positioning themselves. The fundamentals here are exceptionally strong.”
Mr Beckwith said thousands of new residents were entering the catchment each year as estates continued to build out.
“As rooftops are delivered, spending scales with them,” he said.
“The projected uplift reflects population-led growth rather than speculation,” he said.
The St Germain Hub is a separate development to neighbouring St Germain Central, where Coles is already trading and Aldi, previously announced, is set to commence construction in early 2026 ahead of a targeted 2027 opening.

The hub will also include confirmed fast-food operators McDonald’s and KFC, strengthening what is emerging as a one-stop retail node for Melbourne’s southeast.
With 590 metres of Thompsons Rd frontage and direct arterial exposure, the centre is positioned to capture high daily traffic volumes flowing through one of the state’s fastest-expanding corridors.
Mr Beckwith said the completion of the Bells Rd connection to the Monash Freeway had materially shifted the commercial outlook.
“With direct freeway connectivity, the catchment now has streamlined access to major employment hubs and surrounding suburbs,” he said.
Aldi is set to commence construction in early 2026, targeting a 2027 opening as residential growth continues to build momentum.
“For retail, accessibility is critical.
“Improved traffic flow strengthens exposure and enhances long-term trade performance.”
The St Germain Hub is targeting delivery in the third quarter of 2027, aligning with continued residential expansion across the corridor.
Leasing opportunities remain across food, beverage and additional large-format tenancies as operators seek a foothold in the rapidly maturing market.
Mr Beckwith said the co-ordinated rollout of housing, infrastructure and retail was rare at this scale.
“When those elements align, it creates confidence for major brands to commit long term,” he said.
Neighbouring St Germain Central is already trading with Coles, establishing the corridor as a growing supermarket and convenience precinct.
With Coles operating, Aldi under way and Kmart now confirmed, Clyde North is evolving into a fully established retail destination.
