How one master planned community is opening doors in the tightly held suburb of Prospect

Adelaide's inner-north has long held a special place in the city's property landscape.

Well-connected, rich in local character and just minutes from the city, suburbs like Prospect offer the kind of lifestyle many buyers are seeking – and increasingly competing for.

According to PropTrack data, median house prices in Prospect rose 20.8% in the twelve months to May 2026, reaching $1.425 million – a reflection of just how sought-after a Prospect address has become.

For many buyers, however, the traditional path into the suburb is becoming harder to access. As demand grows for more diverse housing that offers the benefits of an established neighbourhood without the upkeep of a large block, a different opportunity is emerging – one that is now nearing its final stages of sales.

Prospect Corner is no longer an early-stage development, with residents already settled into the community and everyday life well underway. Completed homes, active construction and occupied apartments are all contributing to a growing sense of energy and place across the precinct.

With more homes set to be completed and occupied in the coming months, the neighbourhood continues to evolve — giving buyers confidence in a community they can already see and experience firsthand.

As the project enters its final stages of release and sales, opportunities to secure a home within Prospect Corner are becoming increasingly limited, with only a small number of homes remaining.

Why Adelaide buyers are looking north for low-maintenance homes

Prospect's appeal has always been easy to understand. Tree-lined streets, boutique cafes and restaurants, and a growing foodie culture all contribute to a suburb that feels both established and evolving.

"As soon as people see Prospect in the advertising, it immediately captures their attention," says Kylee Gligic, Senior Development Manager at Renewal SA, who has been involved with the project since its earliest planning days.

"Young professionals, couples and families have really been drawn to the project – and we've also had a strong proportion of first home buyers come through, with many accessing the Australian Government ‘Help to Buy’ Scheme, which offers a shared equity arrangement with just a 2% deposit."

Featuring contemporary facades and a variety of layouts, the multi-storey townhouses have been carefully designed to make the most of their footprint while creating genuine streetscape appeal.

Designed by a local architect, JABBA, the townhouses move away from the repetition often seen in traditional developments.

“They’ve been thoughtfully designed to feel more bespoke,” Ms Gligic says, “with varied layouts and facades that give each home its own identity.”

The collection spans efficient two-bedroom homes through to larger three-plus-bedroom residences with home offices, double garages, walk-in robes and ensuites, offering options for everyone from first-home buyers to lock-and-leave downsizers.

For Ms Gligic, low-maintenance living is less about reducing space and more about using it intelligently.

"When it comes to low-maintenance living, it's about clever design – homes that are easy-to-live-in," she says. "The layouts really maximise the space."

Each home will be delivered turnkey, with landscaping, blinds and floor coverings included — allowing buyers to move straight in and enjoy everything the neighbourhood has to offer from day one.

Green space, outdoor gyms and edible gardens: What life looks like in a modern master planned community

While the homes themselves are carefully considered, Prospect Corner has been planned around something increasingly valuable in urban environments: shared green space.

At the heart of the community is Payinthi Reserve, named from the Kaurna language meaning "good prospects."

The reserve is the centrepiece of a broader landscape strategy that dedicates 12.5% of the development area to open space, supported by extensive tree planting throughout the development.

The central reserve sits within easy reach of every home, designed to draw people outside and encourage everyday neighbourly connection.

It is linked by two smaller reserves – one marking the entrance to the development, another forming a green link through to Islington train station.

"It speaks to the future of this community and the opportunity the development offers," Ms Gligic says.

How connected communities are changing the game for families and downsizers

One of Prospect Corner's greatest advantages is that it sits within one of Adelaide’s most liveable pockets.

Islington train station is within easy reach, connecting residents to the CBD in just eight minutes by rail.

The development also falls within the highly regarded Botanic school zone, with employment hubs, shopping and essential services all close at hand. Prospect Road – and increasingly Churchill Road – remains a local drawcard.

For buyers, that combination can be difficult to find: contemporary, low-maintenance housing in a location where amenity and community already exist, without the inner-city price tag or upkeep.

Renewal SA's track record adds another layer of confidence. The agency is currently delivering some of South Australia's award-winning urban renewal projects, including Bowden, Southwark Grounds, Playford Alive, Noarlunga and Seaton.

Most buyers at Prospect Corner can expect their home to start within a couple of months of signing – and to move in a year later. And with the majority of homes expected to be under construction by the end of 2026, this is not a project where residents will find themselves living next to a construction site for years on end.

With the project now in its final stages, this presents the last opportunity to secure a reserve-fronted townhouse, with only a limited number of homes remaining available across the development.

For buyers seeking a foothold in Prospect — without compromising on lifestyle, design or convenience — the window to secure a home at Prospect Corner is beginning to close.
