A new low-rise apartment complex in Highton has launched as council considers a fresh proposal for another three-storey development just up the road.
Riverwalk Highton will deliver 10 new two and three-bedroom apartments at 34 Barrabool Rd, less than 200m from Highton Village.

The three-storey complex is being sold off the plan, with construction expected to be completed in 2028.

It’s the latest project from Geelong developer Slav Dimitrovski, who built Geelong West’s first four-storey apartment complex in 2000.
McGrath, Geelong agent Jim Cross said Riverwalk could provide a blueprint for other low-rise developments in suburban Geelong areas.
He said traditionally developers had opted to build townhouses in such locations but two and three-storey designs often didn’t work for downsizers due to the stairs.
“Low-rise apartment building are really quite popular in Melbourne in the suburbs because you have got a lot less dwellings in the complex than what you would with a high-rise,” Mr Cross said.
“And what it does is given downsizers the opportunity to live on one level in a brand new, low-maintenance property on one level with lift access and a secure car park underneath.
The kitchens will feature a combination of Nikpol Feelwood Oak Range embossed laminate and matte white finishes.
Timber floors will feature throughout the 10 apartments.
“This one is nice short stroll to Highton Village and all the amenities that has to offer and if you stroll a bit further you have got the Barwon River walks. It’s a beautiful spot.”
The mix of two and three-bedroom apartments have an average energy rating of 7.65 stars and all feature two bathrooms, open-plan living, basement parking and EV charging facilities.
Premium Miele kitchen appliances and hybrid timber or vinyl flooring are part of the package, but Mr Cross said buyers had the ability to customising finishes and making small floor plan changes.
He said the developer had a proven track record in the low-rise space, with earlier projects, including the Kanumbra Apartments in Halstead Place, Geelong West, selling and leasing well.
“Even though it’s quite a new concept in the suburbs, it’s actually his third building,” he said.
There’s a mix of two and three-bedroom apartments for sale.
The bathrooms have floor-ceiling tiling.
Prominent local developer James Morphy recently resubmitted amended plans for another three-storey apartment complex nearby at 78-80 Barrabool Rd, Highton.
Geelong council’s planning committee struck down the proposal last year, despite a positive recommendation from city officers.
If approved, the amended plans would see 21 apartments built on the 1259sq m site.
The government has set a target of an additional 128,600 dwellings in Greater Geelong by 2051, including 77,500 that must be urban infill.
