Bathroom king Lindsay Sinclair is selling his freshly finished oceanfront mega-mansion, drawing a line under a bitter seven‑year fight with his rich lister neighbours on the Gold Coast’s Millionaire’s Row.
Described by listing agent Amir Mian as “the best home on the beach”, the Highgrove Bathrooms founder’s jaw-dropping four-storey property at 47 Hedges Ave, Mermaid Beach is tipped to be headed for auction.
The listing lands barely a year after the Smorgon family — one of Australia’s wealthiest clans — offloaded their Hedges Ave holiday villa for $12.3m, following a failed push to stop Mr Sinclair’s build two doors away.

The Smorgons, via Eurogold Developments, lodged a Planning and Environment Court appeal against the Sinclair plans before withdrawing it and cashing out as the 13.5m high project rose along the coveted coastal stretch.
Mr Sinclair bought the absolute beachfront 405 sqm corner lot for $4.6m in 2018 from developer John Potter.
A protracted approval saga followed, with the owner’s initial three‑level Hamptons‑style concept knocked back in early 2020 amid objections from neighbours including veteran baker Frank Goldstein and wife Regina.
After briefly testing a sale of the land, Mr Sinclair won approval for a revised design, which was pushed again to include a rooftop terrace and finally completed last year.

Designed by Studio Workshop Architects + Associates, the home has four ensuited bedrooms, a man cave, wine cellar, basement and lift connecting all levels.
It’s defined by a concaved off‑form concrete façade framing the view while shielding privacy. Showstopping features include a glass viewing panel from the kitchen below the rooftop lap pool overlooking the coast and Hinterland, and a stunning marble cocktail bar.

The site has long been a magnet for big personalities and bigger ambitions, originally hosting a mansion over two lots built by film producer Michael Edgley in the 1980s, subsequently held by bookmaker Terry Page before it was demolished in 2012, having sat empty for years.
John Potter later bought the site but abandoned plans for apartments, split the land into two lots and sold them separately, with 49 Hedges going to Andrew and Lisa Quinn.
Next door, billionaire Clive Palmer paid $28m last year for a triple-block, underlining the area’s escalating values.
Mr Sinclair founded Highgrove Bathrooms on the Gold Coast in 2005, growing the company to a national retailer with more than 50 showrooms and his son, James Sinclair, at the helm.
