A single mum moving from the Mornington Peninsula to Hawthorn has emerged as one of Melbourne’s most unexpected buyers — snapping up a one-bedroom apartment at auction for $670,000 after a last-minute tip-off from a friend.
The woman wasn’t even searching for a one-bedder when she saw a social media video walkthrough of 6/25 Isabella Grove, Hawthorn, just two days before it went under the hammer.
The Agency’s Luke Saville said the campaign was a huge success.

“She (the buyer) came through unsure if it wouldn’t be practical,” Mr Saville said.
“But by the time she left, she said, ‘This is the one.’”
The apartment, which had a reserve of $540,000, drew 16 registered bidders — a career-high for Mr Saville in his 15 years as an agent — with six competing during the auction.
The Agency’s Luke Saville said social media played a key role in the auction’s success.

Mr Saville said the campaign had attracted high interest on social media, helping fuel the intense competition.
“We had 250,000 views across Instagram and TikTok,” he said.
13 Harold St, Blackburn led Melbourne’s top weekend sales, fetching an impressive $2.94m.
Also in Blackburn, 28 Linum St changed hands for $2.925m after strong auction interest.
“That absolutely helped. Around a third of our enquiries now come from social media, and in this case, it led to the winning bid.”
The result was one of the standout stories from a weekend that saw Melbourne’s eastern suburbs dominate the top sales list, with three homes fetching over $2.7m.
A four-bedroom house at 13 Harold St, Blackburn sold for $2.94m, narrowly ahead of nearby 28 Lium St ($2.925m), while 7 Oregon Dr, Donvale changed hands for $2.76m.

Ray White chief auctioneer Jeremy Tyrell said strong results show demand remains high despite school holidays.

“Thankfully President Trump hasn’t placed any tariffs on real estate in Australia,” Mr Tyrell joked.
“There were some big results reported, showing that when all the ingredients are there — presentation, location, value and realistic expectations — the outcome can be truly amazing.”
According to PropTrack, Melbourne recorded a 70.4 per cent clearance rate, with 405 of 577 reported auctions resulting in a sale.
