They are not the largest property, the most expensive or the flashiest, but they are amid the most coveted in Hobart.

When one of the colourful boatshed of Cornelian Bay hits the market, property lovers take notice. Some are ready to pounce.

These tightly-held properties are popular among a range of buyers — from boaties that want to store watercraft here through to those seeking the peaceful relaxation on offer by the edge of the bay.

LJ Hooker Pinnacle Property consultant, Cara Montgomery, said one of these “certainly adorable” sheds last changed hands in June, 2024.

She said No.30 is currently the only one that is available to purchase.

“Previously, its main use has been for entertaining, and it has more recently been used as a studio,” she said.

“With the sun beaming in on a beautiful sunny afternoon, it is absolutely delightful.

“Several of the boatsheds are equipped with kitchenettes and functional washroom facilities. They vary considerably in style — some feature fireplaces and polished floorboards, while others remain in preserved original condition.”

No.30 has been lovingly held by one family for decades.

It is powered and features a kitchenette with a double-basin sink, a small fridge, and access to town water.

“An artist, a hobbyist, or someone that enjoys the serenity of the area,” she said.

“It has been for sale for about a week, and the inquiry level has been very strong.”

These 34 New Town boatsheds are bought and sold as freehold buildings together with the Crown Leases for the water on which they sit to the high tide mark. They are used for recreational purposes only.

The sheds were originally built in the 1840s, but most that are still standing today date back to the 1920s and 1930s.

In a typical year, anywhere from none to a small handful of these properties might be available to purchase.

No.30 is for sale by expressions of interest. An inspection of the property is available on Sunday at noon until 1pm.
