More than 100 buyer groups have inspected 9 Dakara Place, Sunshine West, which is set to be auctioned this weekend.


Melbourne has had a bumper run of new homes being listed for sale ahead of Easter that will culminate in a 1400+ property super Saturday auction run this weekend.

New listings for the city and its suburbs surged by 13.5 per cent on realestate.com.au in the 12 months to March’s end, according to a new report.

REA Group’s research arm, PropTrack, stated this was partially due to last year’s earlier Easter period resulting in less activity towards the end of March 2024.

But the report also credited continuing vendor confidence, increasing home prices and falling mortgage rates for Melbourne’s “run of solid activity in 2025 so far”.

Unlike the capital, regional Victoria saw a 1.1 per cent drop in new listings.

REA senior economist Angus Moore said Melbourne’s current state of affairs was good news for buyers, giving them more housing stock to pick from when it comes to finding their dream home.

“It makes any given property a bit less competitive, and also makes it easier to find what you’re looking for if there are more options,” Mr Moore said.

67 Elliott Ave, Carnegie - for herald sun real estate

This four-bedroom house at 67 Elliott Ave, Carnegie, will head to auction on Saturday with a $1.75m-$1.85m price guide. Ray White Carnegie’s John Pantelios has the listing.


While most industry experts are not predicting strong price growth for Melbourne this year, values are expected to increase somewhat – due to anticipated interest rate cuts that will make buying a residence more affordable for some people.

“Prices in Melbourne have obviously been soft for really three years since the RBA started raising rates, and so the fact that we’re starting to see some price growth again, you again is obviously good news for vendors,” Mr Moore said.

438 Queens Pde, Fitzroy North - for herald sun real estate

Formerly the Northcote Arms Hotel from 1853 to 1870, this four-bedroom house at 438 Queens Pde, Fitzroy North, will be auctioned on Saturday with $2.3m-$2.5m price hopes. Nelson Alexander Fitzroy partner Rick Daniel is managing the sales campaign.

PropTrack’s data shows that Melbourne’s median home price, including houses, units and apartments, rose 0.2 per cent to $778,000 in March, after reaching $774,000 in February.

About 1436 auctions are expected across Victoria this week.

However, less than 200 homes are scheduled to go under the hammer the following week when Good Friday falls.

The state recorded a 66 per cent auction clearance rate last week.

54 Church St, Werribee - for herald sun real estate

Built in 1920, this house at 54 Church St, Werribee, will also be auctioned on the weekend.


Abodes heading to the auction block this week include a four-bedroom house at 9 Dakara Place, Sunshine West, with a $700,000-$770,000 asking range.

The home features a separate art studio, garden planted with fruit trees and an outdoor deck that looks out to the nearby Kororoit Creek.

Ray White Sunshine director Marcus Fregonese said more than 100 buyer groups, including young couples and families, had inspected the property.

“They love the garden backing onto the creek, the quiet court and the studio,” Mr Fregonese said.

“We are getting creative types who have never set foot in Sunshine West before, from Collingwood and Brunswick, who love the studio and what the owner has done with the home including building up the garden.”

12 Bayview Rd, Seddon - for herald sun real estate

Buxton Inner West director Matthew John says that more than 50 groups have checked out this renovated Edwardian-era house at 12 Bayview Rd, Seddon, that’s priced at $1.6m-$1.75m


Further out of the city, a circa-1920 three-bedroom house at 54 Church St, Werribee, will go under the hammer with a $1.15m-$1.25m price guide.

The home was rebuilt and renovated in a project completed in 2023 that modernised its interior but retained original features such as ceiling roses.

HockingStuart Werribee’s Samantha McCarthy said that about 70 groups including families, downsizers and first-home buyers have looked through the home.

“There have a been a lot of second and third inspections,” Ms McCarthy added.
