A landmark Middle Dural estate has come up for sale.

A French provincial mansion has been listed for circa $18m in Sydney’s outer northwest, complete with a tennis court and pavilion with a sauna.

The six-bedroom, five-bathroom mega-home in Middle Dural, with parking for 10 cars, has been listed with a guide price of $17m-$18m with agents Manor Real Estate.

It is expected to be one of the most expensive sales in the region and could set a new record for the suburb of Dural.

65 Cranstons Road, Middle Dural has come up for sale.

It includes a grand foyer.

The front gates open onto the five acre block with a short driveway up to a large fountain roundabout that sits in front of the sprawling building.

Large pillars frame the porch and its glass front doors open into a foyer with 6m high ceilings and a chandelier dangling over the grand dual staircase.

Upstairs is the gallery and bedrooms, and through the foyer are the relaxed and formal living areas.

There’s a tennis court and large entertainment area.

The facade has a French provincial influence.

The ground floor contains a home gym, billiards room with a cellar, an ample-sized home office and a home theatre as well as multiple dining and living rooms.

The back door leads out to an alfresco seating area that faces the 20m pool, tennis court and a detached pavilion.

The stand-alone structure houses a fireplace, bathroom, sauna and outdoor kitchen with a BBQ.

From the pavilion, you can jump in the pool and then meander onto the fully-lit tennis court at any hour of the day.

There’s a cinema room.

Back inside, the master bedroom boasts an ensuite and spacious dressing room that looks like it would be in the house of a mega-wealthy character from a 2000s teen comedy.

The room has storage space for countless shoes and handbags, central dressers with display space, pullout drawers for jewellery as well as full-length cupboards for hanging space.

The dressing room leads into an ensuite with a double vanity, double shower and a central bathtub looking out onto the bedroom’s balcony.

The home gym sits on the ground floor.

Once you leave the main bedroom, you’ll find four other bedrooms with entries to shared ensuites and their own walk-in-robes as well as a library and “parent’s retreat”.

Other details are the timber flooring, coffered ceilings and stone benchtops.
