Lowe Living co-founders Emma and Tim Lowe, who have previously collaborated with Bec Judd, have developed a new record-setting Brighton address, Maison Savoy.
Two super-luxurious, off-the-plan Brighton penthouses have sold for almost $50,000 a square metre of interior space, setting a new record for Victoria.
Industry sources indicated the penthouses within builder and developer Lowe Living’s Maison Savoy project each transacted for a figure between $16.5m-$17.5m, although the sold prices are undisclosed.
The $160m Maison Savoy complex is being built at the Esplanade site of the former Brighton Savoy hotel which hosted the 1960 Logies’ ceremony where Australian television legend Graham Kennedy won the gold Logie.

In 2022, the building became a drug and alcohol rehabilitation clinic before it was later acquired by developer Lowe Living.
The company was co-founded by managing directors Emma and Tim Lowe, who have several high-end residential and commercial developments under their belts including collaborations with Bec Judd.

Plans for the Maison Savoy include 19 two- and three-bedroom homes measuring between 295sq m to 606sq m in size, with construction set to be completed in early 2028.

Together, the two penthouse sales equated to a combined sum of approximately $49,926 a square metre based on the two abodes’ internal space.
Data from property information company Cotality shows that the closest comparable sale for off-the-plan residences in Victoria was achieved by Toorak’s Como development, where two penthouses sold for $20.95m each, in 2025.
Although those prices were higher than the Maison Savoy penthouses, the Como sales equated to a total $46,659 a square metre for 449sq m of internal space.
The Maison Savoy’s $49,926 a square metre price tag is a far cry from the typical $4132 a square metre cost of a $995,000-median priced new Melbourne house which has an average 240.8sq m floor space, according to the Australian Bureau of Statistics and realestate.com.au.

The Maison Savoy will feature a residents-only bathhouse offering hydrotherapy pools, a cold plunge, steam room, sauna, heated contour beds, and a multi-step hydrotherapy treatment known as a Vichy shower ritual.
Aurora Spa & Bathhouse founder Lyndall Mitchell is leading the bathhouse endeavour, inspired by traditional European bathhouses and Aurora’s own Sorrento bathhouse.
Maison Savoy will also have a concierge, resident’s lounge and boutique-style fitness studio, alongside homes with outdoor terraces and basement parking.

Ms Lowe said two of the three penthouses within the Brighton development had sold within eight weeks of being listed.
“Maison Savoy was conceived as a genuine alternative to a prestige Brighton home, combining house-scale proportions with the convenience, security and lock-up-and-leave appeal of apartment living,” she said.
Two separate local buyers have purchased the penthouses although Maison Savoy has received inquiries from international buyers, including Singapore-based purchasers.
One remaining penthouse, priced from $16.2m and featuring waterfront views, three bedrooms, three bathrooms, a study and parking for four cars, remains for sale.
Other two- and three-bedroom residences are available from $3.75m.

Mr Lowe said “house-scaled” residential living was gaining appeal as an alternative to traditional homes for buyers with high net worths.
Maison Savoy brings together Lowe’s in-house design, development, construction and sales team with Studio Kennon as architect and interior designer, and landscape designer Myles Baldwin.
Last year, Lowe Living purchased a Brighton mansion for roughly $25m after it was listed by owners Goldman Sachs executive and Collingwood director Nick Sims and his wife Georgina Sims.
