Courtney McInnes and Grant Freeman’s House 2 from The Block 2024 in Cowes is back on the market with a $1.7m to $1.85m guide.
The “Portelli premium” has taken a reality check on Phillip Island, with a Block winner listing their prize home for nearly $1.5m less than the $3.3m paid by billionaire Adrian Portelli at auction.
Courtney McInnes and Grant Freeman’s House 2 from The Block 2024 is back on the market with $1.7m-$1.85m price hopes, putting it almost $1.5m below the televised $3.3m result that delivered the pair a $1.35m profit.
Portelli famously bought all five Phillip Island homes for a combined $15.03m during the season finale, turning the auction into a one-man sweep and dominating headlines.

He later attempted to sell the resort as a combined compound before offering it through his LMCT+ rewards platform.
Under that promotion, one winner was given the choice between taking ownership of the resort or $8m cash.
The winner selected the cash option, and the homes were subsequently given away individually.
The owner of House 2 secured it through that giveaway and is now reselling the fully furnished property.
During the LMCT+ Facebook Live announcing the promotion, Portelli told viewers heat pumps had been added to the pools following the auction.

The open-plan kitchen anchors the living zone and reflects the couple’s “moditerranean” design aesthetic from the series.
The four-bedroom, three-bathroom home remains largely as viewers saw it on screen, retaining Courtney and Grant’s self-described “moditerranean” styling that helped them win six room reveals during the season.
The open-plan layout flows to a north-facing undercover entertaining deck, while the property also forms part of the Justice Rd development created for the show, giving owners access to shared resort-style amenities including a central communal pool, cinema, tennis court, day spa and recreational spaces.
The mezzanine ensuite was one of the most talked-about spaces from Courtney and Grant’s six room wins.
Courtney and Grant described their look as “moditerranean”, a modern take on Mediterranean-inspired finishes and textures.
Stockdale & Leggo Phillip Island’s Camille Morris said the property presented as a near-new, move-in-ready offering.
“It looks amazing. Even some of the cushions still had tags on them,” Ms Morris said.
“I don’t even know if anyone’s even cooked in the oven.”
Ms Morris said every furnishing was included in the sale.
The home includes a private plunge pool and access to shared resort-style communal amenities within the Justice Road development.

“Every exquisite piece of furniture, every artwork, every appliance, every white goods item and every carefully chosen decor and homewares piece is included,” she said.
Ms Morris said the home could suit buyers looking for a holiday base or those exploring short-stay use, adding that purchasers could seek professional advice about depreciation on a fully furnished, near-new property.
The sitting area features a fireplace and connects to the north-facing undercover entertaining zone.

“I moved here from Melbourne myself, and during peak holiday season it gets incredibly busy, especially when the weather is good,” she said.
The expressions-of-interest campaign closes April 2 unless sold prior.
