For months now we at The Advertiser have been watching the monthly real estate reports to be able to bring you the news that Adelaide has 150 suburbs with a median of $1m or more.
Last month there were 137. In December there were 148.
This comes after November’s 147, October’s 140 and September’s 141.
Now we can finally say the number of SA suburbs and towns with has eclipsed 150 SA suburbs or towns with a $1m median – and by a long way too.
According to the latest PropTrack data, there are now 191 suburbs or towns with a $1m median.

That’s an increase of a whopping 54 on last month – great news for homeowners looking to hopefully realise capital appreciation when they sell, but a further blow for hopeful househunters already struggling to enter the market.
Adelaide’s most expensive suburb is Tennyson, recording a $3.48m median.
Medindie, on Adelaide’s leafy northern fringe, was the second-highest, with a $3.4m median, and Unley Park, in Adelaide’s inner south, rounded out the $3m club with a median price of $3.0375m.
A further 13 suburbs had a median between $2m and $3m, while at the other end of the spectrum, Flagstaff Hill, Macclesfield, Pasadena, Tooperang and both Woodville South and Woodville West all just snuck in with a median of $1m even.
Paradise, in Adelaide’s northeast, could well be the first to join next month if home values continue to rise there, recording a median of $999,500 this month.

Williams Real Estate’s Stephanie Williams, who sells prestige properties right across Adelaide, said the market’s top end was seemingly unstoppable.
“There’s a finite number of luxury homes in South Australia, they’re tightly held, and there are more people wanting to buy them than there are wanting to sell them – that’s not going to change any time soon,” she said.
“$1m is not the benchmark anymore for a luxury home – it’s $3.5m to $4m.”
She said while interstate investment used to dominate the upper end of the market, it’s now mostly cashed-up locals buying our most prized homes.

Ray White Unley/Colonel Light Gardens selling agent Joe Marriott said Pasadena, which was in the list this month but not last month, said it was a mixed market, with properties ranging from $850,000 up to $1m.
“If you’re going to find something in Pasadena for under $1m it’s either going to need work or it’ll be on a smaller block,” he said.
“Pasadena, Panorama and St Mary’s got rezoned for Unley High a couple of years ago and that’s helped make them more desirable.”

Pasadena residents Betty and Gabriel Douflias, who are selling their 9 Kalka Cres home of 25 years through Mr Marriott, and said they’ve seen prices soar in that time.
“People have discovered our little quiet suburb, which has become quite popular now,” she said.
She said she was hoping to get a great price when it sells.
“Hopefully a nice family buys it because it’s a great area for families,” she said.
