53-unit tower planned for Mona Vale under fast-tracked proposal

A seven-storey apartment block is proposed for Sydney’s northern beaches, with plans to fast track it past local council under the “state significant development” scheme.

The 53 apartment project, dubbed Dawn will be built in a predominantly low-rise area of Mona Vale and involve the demolition of an existing block of 18 apartments.

The new apartments will be two- to three-bedrooms and nine of the apartments on level one will be build-to-rent.

Josh Thompson is the managing director for the developer, Inca Property Group, and said the group were “conscious” of the potential community impact.

“It is important to us that Dawn contributes affordable housing as part of the development,” Mr Thompson said.

“Given its proximity to the hospital, schools and shopping centre, this is an accessible location for key workers, small business owners and employees to call home,” he said.

The developer is seeking a “State Significant Development Application” that will speed up the approval process.

“It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government’s planning department,” Mr Thompson said.

The project will sit on a 2,679 sqm site at 35-39 Darley St East, just 280m from the beach and 380m from the Mona Vale Town Centre.

“It’s walkable to the beach and town centre, close to Mona Vale Golf Club and the Royal Motor Yacht Club, and the elevated position captures uninterrupted ocean views that are hard to find in Mona Vale unless you are in a large home overlooking Pittwater,” Mr Thompson said.

Planned facilities include a pool, sauna, gym and wellness area that are intended to create a “social hub” at the front of the building.

Penthouse and ground-floor apartments will also include private plunge pools and all residents will have access to a three level basement with 124 car parks.

The project is planned to launch later this year.
