People often ask me what the most important amenity is in a master-planned community (MPC). After more than 30 years of planning and designing communities across the Southwest, my answer is always the same: I believe we’re asking the wrong question. Instead of asking which amenity will differentiate a community, I think we should ask: What daily experiences do we want residents to have? Because the more important question is this: What makes a community continue creating value long after the ribbon cutting? It is easy to compare amenity lists and feel pressure to match or exceed what the next community is offering. Competitive pressure has always been part of this industry. But adding more amenities does not necessarily create more value. The communities that endure begin with a clear understanding of who will live there, how they will live and what they will need every day. Every planning decision, from the street network to the parks and open space, should reinforce that understanding from the beginning.
