South Australia is facing an ongoing greenfield land supply shortage, particularly in Adelaide’s northern suburbs, exacerbated by water infrastructure delays.As a result, development activity has largely concentrated in established suburbs and built‑up neighbourhoods, with many home builders leaning towards smaller block sizes or subdivided lots.As land values rise and lot sizes shrink, buyers are shifting toward double-storey homes to maximise land use and accommodate larger families on smaller footprints, without compromising on yard space.“A lot of buyer preferences for South Australia right now are being underpinned by the lack of greenfield land supply," says Burbank State General Manager for South Australia, Julie Durand.“I’d definitely say for current buyers it’s about the block sizes that are available.
