Ray White’s Tom Grieve said the residence was announced on the market at the price guide’s upper end but strong competition among four bidders – who were mostly hoping to develop the 780sq m block – led to the house changing hands for $375,000 more than expected.

Mr Grieve presented the opening bidder, who also ended up purchasing the home, with a bottle of champagne and flowers in honour of Valentine’s Day.

“Her husband said, ‘Thanks, you’ve done my job for me,’ or something like that,” Mr Grieve said.

Mr Younan said the Reserve Bank’s decision to raise rates on February 3 had not yet impacted the local market to a large extent.

“The interest rate rise didn’t really have a massive impact on the auction but we might see an impact one or two months in the future when people’s borrowing capacity is affected,” he said.

He also conducted the auction with a rose wrapped around his gavel and presented flowers to both the owners and buyer.
