Regional Australia has become a prime location for over-50s looking to balance space, lifestyle, and convenience.The Regional Australia Institute’s Regional Movers Index found that migration from capital cities to regional Australia outnumbered moves in the opposite direction by 29.7% in the March 2026 quarter.Sydney was a key part of this trend, with the city making up 55% of Australia’s capital city outflows.Quieter lifestyles and more affordable prices are a major drawcard, especially for over-50s, but that doesn’t mean this cohort are necessarily looking to make a traditional downsize.According to the realestate.com.au GemLife Downsizing Australia Report 2025, while nearly one-third of the over-50s surveyed said they were looking for lower-maintenance homes, 19% were still concerned about losing space.“People have worked hard to create the lifestyle they enjoy, and they don't want to lose that,” says Craig Dixon, Sales Manager at GemLife Rainbow Beach, an over-50s community in New South Wales’ Mid North Coast.“They want a home that's low maintenance, thoughtfully designed and flexible enough to adapt as their needs change.
