Rebecca Cuderman is one of the hardest working people you will ever meet.

For the past eight years, the successful real estate agent has worked six days a week from 8am to 8pm, most Sundays, and spent her early years doing letterbox drops at 6am and finishing closer to 10pm.

At just 27, she now runs her own business, NGU Real Estate’s Logan office, where she employs almost 20 people.

Last financial year, she earned a staggering $4.4m in commission from 211 home sales.

But it hasn’t always been that way. And, she’s conscious agents — and the industry — don’t often have the best reputation.

“(People) only see that one side of you — getting the listing,” Ms Cuderman said. “They don’t see you having to go without an income for many months beforehand, or the years spent helping owners with renovations to help sell their home only to have them turn around and go with someone else.

“We do get a bad rap, but there’s also a lot of risk, which is why so many people don’t last in the industry.”

Ms Cuderman said she charged a general rate of 2.7 per cent commission, with the average price of properties sold in the past year sitting around $850,000.

But until recently, homes in the Logan region were much more affordable.

“I was doing the numbers last night and the last five sales in Marsden were all over $1m,” she said. “I could not give those properties away for $280,000 five, six years ago.”

A new report from agent comparison service bRight Agent has found Queensland’s median agent commission rate sits at 2.8 per cent, but in Logan, the average rate is higher.

In the suburb of Woodridge it sits at 3.15 per cent, while Springwood is 2.8 per cent.

“You’re working just as hard to sell a $700,000 townhouse as you are for a development site, so we tend to have a higher fee the lower the price point,” Ms Cuderman said.

This two-bedroom unit at 6/10 North Rd, Woodridge, recently sold for $560,000.


She said the buyer demographic in the area was now “very much first homebuyers”, although bigger blocks and properties were still selling to investors.

Looking ahead, she is very much focussed on investing back into her team and scaling the business.

“I didn’t become a business owner for it to be all about me,” she said. “I want the business to be doing $6m in GCI (gross commission income) this year.”
