16 Napier St, Dover Heights has a price guide of $11m to $12m via Alex Lyons of Raine and Horne Double Bay.

A Dover Heights residence owned by two millennial mates is set to be offloaded under the hammer in March after the professional pair paid an eye-watering sum for their latest purchase.

John Angelis, 30, and Yianni Gourlas, 31, made headlines late last year when they paid a whopping $82.5m for a waterfront mansion in Rose Bay.

That Tivoli Ave trophy asset sits next to Villa Tivoli, the harbourside house that was once home to the late legendary actor and comedian Barry Humphries, but is now owned by John’s father, the former owner of Coverforce and current managing director at Elyon Capital, Jim Angelis.

Now the former Scots College school mates have enlisted Raine & Horne Double Bay agent Alex Lyons to sell their five-bedroom contemporary investment at 16 Napier St in Dover Heights.

Up for auction on March 10 with a buyer’s guide of $11m to $12m, the 662sq m property last changed hands in 2021 for $10.85m.

Designed by architect Michael Folk, the three-storey house on Napier St was curated to make the most of natural light and elevation, while maximising the iconic Sydney Harbour panorama that frames the Bridge and Opera House.

“It’s quite unique to have your home with three full levels with lift access to all,” Lyons says. “It’s just the perfect balance – an entertainer’s home with all the functionality that makes it perfect for a family.”

The co-founders and joint chief executives of Clearlake Insurance Brokers are reportedly self-made millionaires building on an emerging property portfolio.

“They deserve it and every good thing they get, they are great businessmen and even better blokes,” Lyons says of the successful duo.

“They run a very, very successful insurance business together and they also invest together as well.”

On one of Dover Heights’ most popular streets, the modern residence features an open-plan living, kitchen and dining zone flowing to an entertainer’s barbecue terrace.

While the first-floor layout houses a guest suite and an office space, the upper level has three more bedrooms with ensuites including a palatial main bedroom with a dressing room and access to a full-width balcony shared with a second-floor retreat.

There are five bedrooms.

One level up, and a rooftop terrace captures sweeping 270-degree views across the eastern suburbs, city skyline and harbour.

A lift services all three living levels and down on the ground floor there is even more room for entertaining in the bespoke media or games room opening out to the level lawn.

The landscaped grounds feature a heated pool with a poolside cabana complete with a pizza oven and a TV unit.

The grand Dover Heights home has garaging for five cars with secure parking for two more, extensive storage and a wine cellar.

Coastal walks are within close walking distance with Bondi Beach, cafes and boutiques also nearby.
