The grim reality of SA’s plummeting property values has been laid bare in new data revealing the extent to which homeowners are seeing their capital diminish across the state.According to exclusive realestate.com.au’s valuation data, less than 4 per cent of the 462 suburbs across metro Adelaide the report had house and unit data for recorded value growth over the past quarter.Just 18 of these (3.89 per cent) saw an uptick in value over the quarter, with another 24 recording no change from July’s report.In what will come as a major concern to homeowners, but likely presents opportunity to those trying to get into the market, values decreased in the remaining 420 (90.9 per cent) of suburbs realestate.com.au had house or unit data for.The greatest losses can be seen in Kent Town units, where values have dropped 11 per cent for the quarter from $871,413 to $774,415.Clarence Gardens houses weren’t far behind, with values dropping 10 per cent from $1.38m to just over $1.237m.St Morris, Netherby and St Peters houses all recorded a value drop of 9 per cent each to round out the top five biggest losers.Ray White Semaphore’s Kate Smith, centre.
