When it comes to a home, bigger is always better, right? Well, not always, new data reveals, giving homeowners an insight into where they can add the most value to their homes, and where buyers can possibly get an extra bedroom for the same price as a smaller home. According to realestate.com.au data, which looked at suburbs with a minimum of 10 sales per bedroom type – one bedroom to two-bedroom units, two to three-bedroom units, two to three-bedroom houses, and three to four-bedroom houses – over the 12 months to July, buyers get their biggest bang for their buck purchasing a three-bedroom house in Aldinga Beach. Here the median price of a three bedroom home over the past 12 months was $810,000, $55,000 or 6.36 per cent less than the median price of its two-bedroom homes – $865,000. A three-bedroom house was also cheaper than a two-bedroom in Whyalla Norrie and Coober Pedy, by 0.91 per cent and 0.76 per cent respectively. Four bedroom houses were also $500 or 0.06 per cent cheaper in Port Willunga, while in Clearview, the median price of both a three-bedroom and a four-bedroom house are exactly the same at $900,000.
