NYC buyers caught in the middle of StreetEasy, Compass listing fight

On Thursday, Zillow-owned, New York City-based residential real estate listing portal StreetEasy began enforcing updates to its Listings Quality Policy. Under the updated policy, which largely mirrors Zillow’s Listing Access Standards Policy, which it unveiled in March 2025, listings that are not published on StreetEasy on the same calendar day the property’s exclusive listing agent begin publicly marketing the property will be found in violation of the policy. An agent’s third listing to be found in violation of the policy will be removed from the portal and all subsequent non-compliant listings will not be published on any of Zillow’s portals. In addition, the agent will lose eligibility for StreetEasy Experts.“New Yorkers don’t want shadow markets where the well-connected get access and everyone else gets shut out. That’s why StreetEasy is committed to the idea that a home visible to some buyers should be available to all buyers,” a Zillow spokesperson told HousingWire in a written statement. “The vast majority of agents already operate this way, because that’s what gets sellers the best outcome.
