Madison area single family home trends for December, 2025

Dane County home prices edged higher for 2 of our 3 measures in December, as accepted offers decreased and new listings increased. Here's our latest update on the Madison area single family home market. 

Note all of our statistics are sourced from the South Central Wisconsin MLS database.

December Madison area home prices

  • The price per square foot increased from $242 in December of 2024 to $243 in December of 2025, up 1 percent. 
  • The median price increased from $441,250 to $457,450, up 4 percent.  
  • The average price edged lower from $519,587 to $517,599, down by four-tenths of a percent. 

Year-to-date home prices through December

  • The price per square foot grew from $241 in 2024 to $251 in 2025, an increase of 4 percent. 
  • The median price moved higher from $475,000 to $480,000 -- up 2 percent.
  • The average price grew from $534,865 to $560,303, an increase of 5 percent. 

Where will Madison area home prices go in 2026? 

We're predicting Dane County home prices to grow by 3 to 5 percent in 2026 with inventory and sales rising moderately, too. Check out this recent post for all of our 2026 real estate predictions.

New listings

A total of 193 Madison area single family homes were listed for sale in December, up 9 percent from the 177 homes listed for sale in December of 2024. For all of 2025, Dane County listings were up 2 percent from 2024. 

We do expect new listings to increase in 2026, as more homeowners who are currently locked into a low mortgage rate decide it's time to sell and move on to the next home that's a better fit for their next stage of life.

Accepted offers

A total of 233 Dane County single homes went under contract in December, down 4 percent from the 243 accepted offers in December of 2024. For all of 2025, accepted offers decreased by a small amount (four-tenths of a percent) from the year before.

Dane County single family home inventory

As of January 8th, a total of 526 Madison area homes were available for sale (without an accepted offer). This is the equivalent of 1.3 months of supply. 

Note from the graph below that inventory has been steadily growing over the last 3 years. The current supply level is: 

  • 8 percent higher than a year ago
  • 25 percent higher than two years ago 
  • and 37 percent higher than three years ago 

Dane County's gradually improving supply has helped to bring more balance into the single family home market, although much more supply is needed to accommodate the ongoing need for housing, especially from first-time homebuyers
