Last week’s Housing Market Spotlight focused on what to watch before changes show up in active inventory. Instead of starting with what has already accumulated, look at the flow of homes coming onto the market and whether pending sales are keeping pace with that new supply. This week, that relationship changed enough to pay attention. For every 100 new single-family listings that came to market nationally during the week ending Sept. 18, 86 went under contract. That’s down from 96 the week before and 97 during the comparable week in 2025. One week doesn’t make a trend, especially coming out of the Labor Day holiday. But this isn’t entirely a one-week story. For most of the past six weeks, pending sales have absorbed less new supply than they did during the comparable period last year. This week, that gap got much wider.
