Green light for $360m residential tower in Budds Beach

A $360m, 32-level residential tower in one of the Gold Coast’s most popular waterfront pockets is set to be built with council giving it the official green light.

Gold Coast City Council has ticked off Homecorp’s Lýon Residences, set to be built in Budds Beach in Surfers Paradise.

The project will include 178 luxury two and three-bedroom apartments fronting a site on Oak and Acacia Ave.

“Budds Beach represents one of the most unique and sought after pockets of the Gold Coast, and Lýon Residences has been designed to reflect that sense of rarity and refinement,” said Homecorp’s CEO and Founder Ron Bakir.

“We are focused on delivering something truly extraordinary for an equally extraordinary location – a wellness-led residential experience that transcends traditional apartment living that reflects the growing demand for health, balance and integrated lifestyle design.”

The application initially caused uproar from Budds Beach residents who had said development in the quiet waterfront enclave would leave homes trapped in shadow and roads clogged.

The Budds Beach Community Association said the enclave’s narrow streets, already under pressure from the area’s existing population, would be overwhelmed by both construction vehicles while towers were built and the vehicles of its new residents once the buildings were finished.

However Mr Bakir said “strong population growth and sustained demand across the Gold Coast continue to highlight the need for well-designed new housing supply”.

The latest figures from the 2026 State of the City report, released in June, revealed the Gold

Coast was growing faster than Greater Brisbane, outpacing the average growth of Australian capital cities since 2020.

“Lýon Residences responds directly to this demand while setting a new benchmark for residential living,” Mr Bakir said.

“Designed as more than a home, it offers a place to rest, reset and restore balance, catering to the growing appetite for wellbeing-led design,” concluded Mr Bakir.

Set to launch to the market in the coming months, Lýon Residences will also heavily focus on wellness.

Resident facilities include a dedicated Moroccan spa-inspired wellness area with private treatment rooms, a traditional Nordic sauna and steam room, hot and cold plunge pools, a soaking pool and a curated juice bar designed to promote health, relaxation and everyday wellbeing.

Crowning the tower is an exclusive rooftop retreat featuring a heated infinity pool and spa, a residents’ lounge with a private kitchen and bar, a contemporary fitness centre with a dedicated yoga and pilates studio, as well as outdoor BBQ facilities.

Early site works are underway, with construction set to start later this year.

Apartment prices have not yet been released.
