The four-bedroom house at 10 Girton Crescent, Manifold Heights, sold after auction.
A family took advantage of being the frontrunners for an extended home in one of Geelong’s most sought-after inner suburban streets.
The four-bedroom house at 10 Girton Crescent, Manifold Heights, was snapped up after being passed in at auction at the weekend.
McGrath, Geelong agent Candice Costoso had listed the 650sq m inner west property with $1.55m to $1.7m price expectations.

It sold for $1.65m.
A local family were the purchasers of the property, which last sold in 2009 before the extensive renovation and extension was completed.
“They’ve been looking to purchase in the area for quite some time,” Ms Costoso said.
“They love the street. – It’s a premium street and it’s highly sought after.”
Ms Costoso said the buyers were the only bidders that participated at the auction, after another party in the crowd decided not to bid.
The double-height ceiling elevates the sense of space in the already large open-plan living area.
The sale continues a string of activity in the neighbourhood, including three sales locked in during 2025.
Just one house was traded in the street in 2024.
“Funnily enough, they were all local people,” Ms Costoso said.
“I don’t know that I had anyone from Melbourne, it was lots of locals that had been waiting to get into that street for a long time, so when anything comes up in there, it sells fairly well.”
The pool and spa area sit outside the rear of the home.
The family residence combines generous proportions with a timeless appeal.
The rear extension created an expansive open-plan kitchen, dining and family area below a double-height cathedral ceiling that created space for a separate mezzanine living area.
The kitchen features a stainless‑steel Electrolux oven, gas cooktop, Bosch dishwasher, walk‑in pantry and ample Caesarstone benches.
French doors open the living zone to a covered outdoor area, overlooking the in-ground pool and spa surrounded by timber decking and a built‑in sun‑lounge area.
The formal living room looks out to the garden at the front of the house.
Four bedrooms all offered built‑in wardrobes, while a front formal living room enjoys a view across the garden and the tree‑lined streetscape of Girton Crescent.
The home’s redevelopment added split‑system heating and cooling to the main living area, complemented by energy‑efficient hydronic heating throughout, and a 6kW solar system.
The home had been freshly painted inside and out, with sanded and polished floorboards and new carpets throughout, allowing its new owners to simply move in and enjoy.
The covered outdoor area has a built-in wood-fired pizza oven.
Outside features included a wood‑fired pizza oven, in-ground pool and spa, a children’s play area with a cubby house and slide, a generous lawn for play, and a freshly planted vegetable garden.
Girton Crescent is renowned for its circle-style layout with a central park and playground. The neighbourhood is close to Shannon Ave shops, with schools in Newtown all close to hand.
