‘Everyone’s upgrading’: Windsor mega-estate set to join Brisbane’s booming $5m-plus club

Windsor has long been known for its leafy streets and proximity to the CBD, but homes like this are increasingly pushing it into Brisbane’s growing “super-prestige” ranks.

Caroline Thurlow and Stephen Daly never set out to create a $5m-plus property when they bought two rundown Queenslanders nearly two decades ago — their plan was far simpler.

The couple, who work in communications and finance, bought the neighbouring properties at 7-9 Brickfield Street with the intention of joining them into one sprawling family home.

But after engaging architect, Angus Munro, they were encouraged to renovate and reimagine both.

The result is a rare dual-residence estate on a 974 sqm parcel, comprising a five-bedroom main home alongside a separate two-bedroom cottage.

The home is being marketed by McGrath Wilston agent Craig Lea and is scheduled for auction later this month, but expectations are that it will sell for more than $5m.

The number of $5m-plus homes in Brisbane has exploded by 30 per cent in just 12 months as the city’s concentration of wealthy buyers grows.


The property would be perfect for multi-generational living with its two separate properties.

“It’s very rare to get nearly 1000 sqm so close to town,” Mr Lea said. “Everyone’s upgrading. They all want to get off the 405 sqm block onto a 600 sqm or 800 sqm.

“I see a lot of people moving into the area with big budgets from places further out like Samford and Bridgeman Downs who want to be closer to their kids’ schools. That’s why these big blocks are quite attractive to them.”

Set across a north-facing block with level lawn and established gardens, the property’s listing comes amid a sharp rise in Brisbane’s prestige market.

New research from McGrath shows the number of $5m-plus homes in the city has jumped 30 per cent in just 12 months, with more than 70 properties selling above that level in the past six months alone.

Nearly a quarter of all prestige sales are now occurring at the “super prestige” level — highlighting the rapid expansion of Brisbane’s ultra-wealthy buyer pool.

“I think previously, prestige homes were homes people built for themselves, or they’d renovate and stay there, but a lot of developers and builders have moved into that space and so they’ve started to transact more,” Mr Lea said.

“Those who are spending more than $5m are selling out of homes in the $3m bracket… so there have been increases overall and equity has enabled people to step up the ladder.”

For Ms Thurlow and Mr Daly, the decision to sell is less about the market and more about lifestyle.

The family is downsizing, but plans to remain in the suburb they have come to love.
