Premium apartments in Rozelle Village are now for sale, offering contemporary housing opportunities within a bustling community hub.

Built on the grounds of the former Balmain Leagues Club, Rozelle’s newest precinct, Rozelle Village, offers one-, two- or three-bedroom residences set in the heart of Rozelle.

Renowned for its historic streets, harbour vistas, old-world buildings, and close-knit community, Rozelle has long been a favourite spot for those who love browsing its markets and enjoying corner-café coffees.

Rozelle Village is owned by PERIFA, part of end-to-end operator Versatile Group, and will be developed in partnership with Mitsubishi Estate Asia.

Utilising Versatile Group’s extensive project delivery capabilities, construction will be delivered by Versatile Construction, a team known for creating large, technically complex projects.

“This team brings together local expertise, international backing, and proven development and construction delivery,” says Fabrizio Perilli, PERIFA Managing Director.

“By leveraging our in-house capabilities, we can retain greater control over delivery and quality. We are committed to creating a truly exceptional mixed-use precinct, that serves both the people who live here, and the existing local community.”

From a former leagues club to a vibrant community, Rozelle Village is a new project in Sydney's Inner West.

Rozelle: A thriving, historic suburb

Known for its workers’ cottages and as a home for Sydney’s early industrialisation, Rozelle has transformed into one of the city’s most desirable neighbourhoods.

Only five kilometres from the CBD, Rozelle has a distinguished village-like atmosphere. It features leafy laneways, signature pubs, restaurants, and specialty boutiques.

According to realestate.com.au data, the median apartment price in Rozelle has grown by 27% in the past five years, indicating strong growth and interest in the area.

“There’s something special about Rozelle,” says Perilli. “It’s the sum of every park and bayside green, each independent business, treasured restaurant or family-owned institution.”

Highly walkable, the suburb is well-connected to the city by bus, ferry and light rail, making for an easy commute to and from work or to explore Sydney’s nightlife.

Rozelle is also seeing suburb-shaping investment from various levels of government, including the redevelopment of nearby Callan Park, the opening of West Connex, and the development of a new Metro station (planned for 2032). This indicates that the area is poised for even greater transformation.

The Rozelle area is known for village-like community and heritage charm.

Live in the heart of a beloved community

With its recent State Significant Development approval, decades in the making, Rozelle Village will revitalise the site of the former Balmain Leagues Club and create a new space for the local community.

“Rozelle Village will bring a new side to this unique slice of the Inner West,” says David Milton, Managing Partner at SRM Residential.

“This will be a village within the village, inspired by the Rozelle locals know and love.”

Much more than just high-end apartments, these homes offer true connection with the local community.

Taking its cues from architecture of local landmarks like the Iron Cove Bridge, the York Building and St Thomas’ Church, the project features contemporary brickwork and dark metal finishes.

These elements are seamlessly blended with corbelled red brick arches and arcades.

The development will also be a premier public space in the suburb.

“With at least 12 new retail and hospitality spaces, Rozelle Village will be a place to discover again and again,” says Milton.

“Expect everyday convenience, cafés and restaurants, health and wellbeing, plus emporiums to explore alongside those extra-special essentials.”

At the heart of it will be a 1,400-metre public village plaza shaded by trees and surrounded by restaurants.

With three new laneways and a full-line supermarket on the lower ground floor, Rozelle Village will feature a bustling retail precinct with boutiques, personal services and convenience.

It will carry on the legacy of the former Balmain Leagues Club with a renewed Community Club for football fans and families alike.

There are also three tenancies reserved for community spaces and commercial use, bringing even more life and variety to the project.

Rozelle Village offers both welcoming community spaces and first-class private amenities for residents.

Heritage-inspired residences

Designed by Studio SC and with interiors by SJB, Rozelle Village’s 227 new luxury residences reflect the suburb’s architectural history.

“These residences are crafted with contemporary yet timeless finishes and feature bespoke design elements that set them apart from other developments—each apartment truly feels like home,” says Charlotte Wilson, Senior Associate at SJB and Lead Interior Designer for Rozelle Village.

“From the moment you open your front door, you're welcomed by a thoughtfully designed entry vestibule, featuring a beautiful patterned threshold—a quiet moment of pause that signals you’ve truly arrived home.”

The homes mirror the entranceways of Rozelle’s classic Edwardian and Victorian houses, while the marble stone hints at the Italian migrants who brought their own style to the area in the 1970s.

The collection of one-, two- and three-bedroom apartments and penthouses offer incredible views of the Sydney skyline, the harbour, bays and mountains.

The bespoke design of the Rozelle Village apartments is inspired by the area's rich architectural heritage.

Rozelle Village is already attracting a wide variety of potential buyers, with more than 40 apartments sold at launch.

“We anticipate a range of buyers from downsizers, right-sizers, to professional couples, and astute investors,” Milton adds.

“Interest to date has mostly come from those who already know and love the Inner West. There has been a heavy skew towards owner-occupiers, many of whom are wanting to trade in their Inner West homes for the ease and convenience that apartment living provides.”

Sales for Rozelle Village commenced last month, and interest can be registered via the Rozelle Village website.
