Developer unveils luxury Gold Coast apartment tower designed for daily rituals

Designed around how residents move, recharge, and live day to day, Exhale is the newest resident-only address, of only 54 homes, by South East Queensland developer Siera.

Located in Northcliffe, between Broadbeach and Surfers Paradise on the Gold Coast, Exhale is 60m from the sand.

Designed with long-time architecture partner BDA, Exhale will rise from the corner of Enderley Ave and Garfield Tce, a site that took 12 months to find and 12 months to secure.

Exhale founder and managing director Brent Thompson said Northcliffe was increasingly considered the Hedges Ave of apartments on the Gold Coast, and this site was a key reason why.

Exhale by Siera will feature 54 boutique homes on the Gold Coast.


“For Siera, design always starts in the same place: the location, the lifestyle, and the people who will call it home,” he said.

“What will still matter in 50 years when the building has its second or third generation of owners? That thinking shaped every decision at Exhale. Everything started with the lifestyle. Exhale is about being connected to the beach, the breezes, the views in every direction, and beautifully designed spaces that cater for how people want to live.

“We protect all of that through three things: an exceptional location, smart design, and by being residence-only with just 54 homes.

Situated 60m from the sand, the Northcliffe address will deliver two-, three- and four-bedroom designs.


“We needed a site where the building could sit genuinely close to the sand, where the views would be permanently protected, and where the neighbourhood already had the lifestyle we wanted to design around.

“This was the most perfect site and Exhale is going to be a special project that simply cannot be replicated. Once sites like this are delivered, they will be here for the next 50 to 100 years and the opportunity is gone.”

Mr Thompson said Exhale had been designed with the same considered approach Siera brought to every project, but this location meant more to the team than just the beach and the lifestyle.

Mr Thompson and Jarrod McInally, head of development, have spent many years in the neighbourhood with their children being young lifesavers.

Each design maximises the views with some apartments featuring nearly 30m of glazing, multipurpose rooms, wraparound balconies, and dual main bedrooms.


The team has holidayed in the area with some living locally.

Before the project was launched, more than 40 per cent of the building was already sold to friends, family, and past purchasers.

“Designing Exhale’s amenity was much more than ticking boxes,” Mr Thompson said.

“Every space has been curated around the daily rituals of its owners and how they connect.

“Come back from a surf, wash down in the high tide room, rack your board, and ease into the spa or Nordic hydrotherapy circuit to cool down. Others might prefer a contrast therapy session between sauna and ice shower, or a slower start in the reformer pilates studio before coffee.

“Then the building shifts to calm, spaces designed to bring people together and create memories. A library for quiet mornings, a cinema lounge for the grandkids on a rainy afternoon, and a private dining room with wine cellar for birthdays, milestones, or a long dinner with friends.

“A boardroom ensures it works just as well during the week as on the weekend.

“What makes the land Exhale is being delivered on so special is that its width and position have allowed the design team to maximise views in a way few coastal buildings can.

Exhale’s amenities include a spa, Nordic hydrotherapy circuit, sauna and ice shower, a reformer pilates studio, library, cinema, lounge, private dining room with wine cellar and boardroom.


“Across five distinct residence types, some feature nearly 30m of glazing with no sense of looking into a neighbouring building.

“Generous kitchens, multipurpose rooms, wraparound balconies open to the breeze, and dual master bedrooms for couples or visiting family. These are homes that have been thought through, not just drawn up.”

BDA Architecture director John Lightbody said the design drew from the coastal landscape.

Exhale is Siera’s third project to start construction on the Gold Coast, with another in planning approval.

Completion of the development is scheduled for 2028.


Established by Mr Thompson in 2014, he said Siera had always delivered considered developments for owner occupiers, always as both builder and developer.

Its most recent beachfront project, Pipis in Bilinga, is complete. Tapestry on Chevron Island is completing later this year and nine out of 10 Siera buyers still call their Siera residence home.

Construction has started on the project which features two-, three- and four-bedroom designs. Completion is scheduled for 2028.
