Emerging land lease community operator Millbray is making its mark in Queensland’s land lease sector, with a growing portfolio and a fresh approach to over-50s living.
Its flagship project, Ashcroft, is taking shape at Flagstone with construction under way and first residents expected later this year.
Ashcroft will soon be joined by new Millbray communities at Highfields, north of Toowoomba, with additional projects in the planning stages across Australia.

Ashcroft will deliver 293 two- and three-bedroom single-level homes, priced from $575,000, alongside 5000sq m of resort-style amenities.
Mr Fedrick said residents would own their home and lease the land from Millbray as the community’s owner operator through the land lease model.
“The land lease model is a clear pathway that helps our residents plan ahead and focus on enjoying life, connecting with their community, and sharing in the growth of the local market,” he said.
“Our residents have more certainty with no stamp duty, no council rates, and when it’s time to sell, they retain any capital gains on the home with no exit fees.”
The 12ha Ashcroft masterplan is Flagstone’s first land lease community and will provide 293 two- and three-bedroom single-level homes, alongside 5000sq m of resort-style amenities.
Amenities include a clubhouse featuring a kitchen, bar, sports lounge, cinema, library, craft room, and outdoor barbecue areas, a 25m heated pool, spa, gym, bowling green, pickleball courts and golf simulator.
