Sydney’s ailing building sector is heaving under the strain of rampant population growth, with demand for new homes now four times higher than the pipeline of approved dwellings in some areas. A new “building blackspots” report has cast a spotlight on the areas where population growth outpaced dwelling approvals across Greater Sydney, with new demand outweighing supply in 81 suburbs. Sydney as a whole welcomed nearly 326,000 new residents between 2022 and 2025, creating demand for 121,000-odd new dwellings, but just under 97,000 were approved – a shortfall of circa 24,000 homes. The gap between new demand and supply was evident in Sydney’s south, including major hubs within the St George region, which accounted for some of the biggest city “building blackspots” including suburbs like Hurstville, Kogarah and Rockdale – despite many suburbs that made the list already seeing development in recent years.
