A golden triangle of real estate continues to draw buyers closer to the ocean at Jan Juc.
A landmark home in the suburb’s “golden triangle” has sold after an extended campaign that drew mainly interest from local buyers.
The childhood home of Surf Coast musician Xavier Rudd and his brother, Ghanda owner Josh, winds back the clock with its classic timber construction, pairing cedar, pine and hardwood throughout.

Gartland Geelong selling agent Tony Young said he was surprised by the level of local interest during the extended campaign where the property sold for close to $1.9m, but only after the purchasers asked to renegotiate the sale price when the sale of their own home, a condition of the sale, came up well short of target.
Mr Young inherited the listing during the campaign, which he said had already elicited some offers in the range of the sale price.
“I think you’ll find it’s pretty much market value,” Mr Young said.
“It sold to a very nice local family, and interestingly enough I had about seven or eight inquiries while we were going through the process, and only two of those lived outside of the area – they were all locals.
The main bedroom overlooks neighbouring parkland.
“And it was all about getting in to that golden triangle, that little pocket there is extremely highly sought after.”
The property was initially listed for auction in February with $1.95m to $2.145m price hopes.
“It’s a bit of an icon of a family home in the area,” he added.
“The neighbours are really rapt and it’s lovely when the people that bought it already live in Jan Juc.”
People that live there love it and they understand the lifestyle, Mr Young said.
“But not so many from outside were really seeing it. I mean, obviously during Covid there was a lot more happening down there. It’s a good solid area, and but you don’t normally get that sort of real local flavour.”
The timber interior has log cabin vibes.
A wide, north-facing front deck doubles as a welcoming entry to the four-bedroom house, which sits directly opposite parkland, just around the corner from the Jan Juc Surf Lifesaving Club.
The interior is largely in original condition, save for updated cooking appliances in the kitchen, but the family friendly floorplan is well suited to modern life.
Timber features on almost every surface, from the raked ceiling with exposed beams, to the lined walls, floors and handcrafted cabinetry.

Multiple living zones are spread over both levels, including the main family and dining areas, divided by a wood heater, and a secondary lounge on the ground floor, as well as a third retreat upstairs.
The central kitchen has a large walk-in pantry, plus solid timber benchtops, an electric wall oven, dishwasher and gas cooktop.
Three of the four bedrooms are located upstairs, where the main suite has treetop views, access to a large private balcony and a walk-in wardrobe.
The custom touches continues in two of the three minor bedrooms, which have a built-in desks alongside their wardrobes. A separate study downstairs provides a dedicated work from home space if required.
