Why this Sydney suburb has become a major apartment hotspot

Apartment building is booming all over Sydney. But when it comes to the suburb with the most new apartment projects going up, one clearly takes the cake. 

Castle Hill, located 30 kilometres north‑west of Sydney’s CBD, has at least nine new apartments going up across the suburb, according to listings on realestate.com.au.

With some ready-to-move-in and others just in their infancy, these apartments represent the next phase of this Hills district suburb that has historically been dominated by standalone houses.

According to the 2021 census, just 21% of the homes in the area are apartments or flats.

The Hills Shire Council considers Castle Hill to be the Shire’s central business district. But with projected population growth, major transport investment and long‑term planning in place, that role is expanding into a major centre along the Sydney Metro corridor.

Across The Hills Shire local government area, the population is forecast to increase by around 71%, adding about 140,000 people by 2041.

Castle Hill itself is projected to grow from 40,748 residents in 2026 to 75,926 by 2046, based on population forecasts.

With this rapid growth, supported by planning frameworks, Castle Hill has emerged as one of NSW’s standout apartment hotspots.

Designed for higher‑density living

Central to Castle Hill’s evolution is the Castle Hill Precinct Plan, developed by The Hills Shire Council and aligned with NSW government growth strategies.

Adopted by council in 2024, the plan provides a strategic framework to guide the development of the Castle Hill Strategic Centre. an area covering 247 hectares in the heart of the suburb, into a vibrant community hub by 2041.

Under current projections, the Castle Hill Strategic Centre is expected to accommodate:

  • An additional 11,600 dwellings by 2041
  • Around 24,640 more residents
  • Approximately 18,080 jobs

The plan aims to deliver a more diverse mix of housing while promoting transit‑oriented communities with access to Metro stations.

Higher‑density housing is encouraged within the strategic centre, while existing detached low‑density residential areas will be largely retained.

Improved transport access

Connectivity has been a major catalyst for Castle Hill’s apartment growth.

The suburb sits along the Sydney Metro North West corridor, with two Metro stations - Castle Hill and Hills Showground, providing fast, frequent rail access to the Sydney CBD, Chatswood and other major employment centres.

In addition to rail, Castle Hill is well serviced by the arterial road network. Showground Road, Old Northern Road and Castle Hill Road provide strong connections across The Hills and into Greater Sydney.

Building on this, the NSW government, through state‑owned developer Landcom and Sydney Metro, is delivering eight new community hubs on government‑owned land across Sydney’s north‑west.

Known as the Sydney Metro Northwest Places program, the initiative is set to deliver around 10,000 homes across multiple station precincts, including Hills Showground and Castle Hill.

In 2025, the first homes under the program were delivered near Hills Showground station, marking the shift from planning to on‑the‑ground delivery.

The approved masterplan for the precinct allows for up to 1620 homes, including a minimum 5% affordable housing, a mix of one‑, two‑ and three‑bedroom apartments, up to 14,000 square metres of retail, commercial and community space, and new public open areas.

New projects taking shape

The concentration of development around the Metro is already visible.

Multiple apartment projects are currently taking shape near Hills Showground station, including Showground Pavilions, Carrington Place, Atrium, Argo, Chateau, Castle Grange and Avenue.

These projects reflect the increased focus on developing mid‑rise apartment living close to transport, shops and everyday amenities.

Closer to the suburb’s centre, Castle Hill station continues to anchor development, with projects such as Grand Reve and Larool Crescent located within walking distance of the town centre and retail precinct.
