A Susan Rothwell-designed mansion that traded for $13m two years ago is being auctioned on-site this Saturday in a litmus test for the Mosman prestige market.

It is unusual for multimillion-dollar properties to sell at onsite auctions, more often sales at that level are negotiated privately.
News of this weekend’s looming auction follows the highest auction sale of the year last weekend in Sydney’s east.
A six-bedroom home with iconic views at 41 Vaucluse Rd, Vaucluse sold for $23.22m under the hammer.
15A Clanalpine St, Mosman has an auction guide of $14.5m to $15.95m.
Paul Biller of Biller Property. who had been guiding $22m, said he “wanted to create a sense of urgency with a deadline”.

There’s strong interest.
The strategy worked. Four bidders registered and three competed. Meanwhile, other homes in the street have sat unsold for months.
In Mosman, Anna Chen said there was strong interest in the five-bedroom home with views over Sirius Cove, especially among buyers choosing to focus on the family home rather than investing.
“We are seeing the impact of recent economic developments including the federal budget,” she said.
“High-net-worth investors who had previously spread their portfolios more broadly are now thinking seriously about consolidation.

Records show the Susan Rothwell tri-level home at 15A Clanalpine St was built in 2016 and bought in February 2024 by Yahan Wang, a technology executive who specialised in AI-powered consumer goods.
The sandstone, concrete and double brick home has multiple living zones, resort-style outdoor spaces and a highly versatile layout – all framed by high hedges and private indoor/outdoor settings.
