Sydney’s south-west corridor is booming, fuelled by billions of dollars in infrastructure investment and an influx of new residents.

One community seeing strong buyer demand is Menangle Park, where the combination of affordability, connectivity and lifestyle appeal is attracting a broad range of buyers.

“The biggest thing we’ve got is location – location and amenity,” says Urban Land Housing Sales Manager Jesse Johnson.

“There’s that future amenity, the town centre, the motorway that’s already opened up.

“If you look at it against other masterplanned communities, it’s just got every box ticked.”

Inside a community built for the next generation

Developed by Dahua Group, the same developers behind the likes of New Breeze at Bardia, Menangle Park is situated alongside the Nepean River and just minutes from Campbelltown CBD.

Once complete, it will include more than 4,000 new homes as well as 41ha of planned open spaces and dedicated sporting reserves, education, health and community infrastructure.

“The good thing about Menangle Park is that compared to a lot of communities in the south-west, there’s a wide range of choice — from smaller lots through to acreage,” says Mr Johnson.

And there’s no need for residents to choose between open space and convenience, with a future town centre planned for completion in 2028. Set to span 37,000sqm, it will be home to everyday essentials like a full-line Woolworths supermarket, as well as dining, specialty retail and services.

More than just a retail offering, the town centre is planned as a vibrant community hub.

“Our vision is to create a diverse, convenient and active place that connects all of the uses within the Menangle Park Town Centre," says Mr Johnson.

It will become a place where residents and the broader community can connect, engage and spend time, whether that’s meeting friends for coffee, running daily errands or enjoying local events.

Mr Johnson says what sets Menangle Park apart from other nearby masterplanned communities is its direct access to the Hume Highway via the new Spring Farm Parkway.

“We’re about 45 to 50 minutes from the CBD,” he says.

“Basically you can go straight off the Hume Highway, directly into Menangle Park."

The future town centre will be a convenient and connected hub for the local community.


A new land release with room to grow

With prices starting from $470,000 for a 250sqm block, to $999,000 for a 6078sqm parcel of land, it’s little wonder why Menangle Park is proving so popular.

More than 1,800 lots, or 40%, of the estate has already been snapped up, according to Mr Johnson.

The latest land release, Glenview, is an elevated precinct offering expansive views and proximity to the future town centre. Lots range from 250sqm to about 900sqm, appealing to a wide range of buyers.

“Glenview is closer to the town centre, elevated up on the hill,” says Mr Johnson.

“It’s quite a nice area within Menangle Park.”

At the same time, a limited number of larger rural and acreage lots remain available, offering a rare opportunity for buyers seeking space, privacy and flexibility within a masterplanned community.

These expansive parcels provide the freedom to create a more customised lifestyle, while still benefiting from future amenities and connectivity, a combination that is becoming increasingly difficult to find in Sydney’s south-west.

Menangle Park offers a spectrum of rural lifestyle lots ranging from 6,000 sqm to 8,800 sqm.
