A Queensland mansion could take the trophy as the state’s most expensive house if it sells for its eye-watering list price of $35 million.
Located at Noosa Heads, 29 Cooran Court was listed for sale on October 11 with Nic Hunter and Tom Offermann of Tom Offermann Real Estate.
If the masterpiece achieves that price, it will beat the current record holder at Sunshine Beach by $1 million.
Publicly-available property records show it is listed under the name of Diane Desilets.
The family bought the coveted 1020sq m block on the Noosa Sound for $4.1 million in 2011 when it was listed as a mortgagee sale.
The original house was knocked down to make way for the spectacular trophy home.
Mr Offermann declined to comment beyond the listing description.
“Living in a stupendous residence of this caliber in a privileged location with nothing but sand and water out the front, really is the top prize,” the agents said in the listing.
“Especially for boating, kayaking and swimming enthusiasts.
“Also those desirous of being so close to Hastings Street and Noosa Main Beach.
“Adding to the exclusivity of the grand design, this residence, which has won the notable title of Queensland House of the Year, is a rare find indeed, with its house area of 1035sq m.
“And it may never been repeated. Noosa Council has imposed a 500sq m limit on the size of all new houses, regardless of the land area.”
Designed by the renowned Paul Clout in 2015, the property has 48m of water frontage with a tidal white sand beach, jetty, boat ramp, boat house, workshop and bathroom access.

Entry to the home is via a timber bridge over a pond, with the centrepiece being the extensive glass, stunning stone fireplace flue extending two levels and the polished timber and travertine flooring.
Boasting an immense open plan design but with designated living, dining, and kitchen zones with floor-to-ceiling auto disappearing doors, the residence opens out to a “substantial outdoor room” with integrated BBQ facilities.
The wide covered terrace is fringed with palms and giant cycads, and looks out to the lush lawn, revetment wall and long L-shaped jetty.
Back inside, the residence has five bedrooms, four upstairs and one downstairs, each with terrace access, walk-in robes and individually-styled ensuite bathrooms.
The master retreat has a “fashionista-style” dressing room, stunning ensuite and an outdoor shower.
There is also a study and a lounge with a fireplace and timber atrium ceiling on this level.
Other features include an acrylic glass bridge with a large round skylight that connects the east and west wings, C-bus security, pizza oven and hideaway TV.
“This is the domain of the super canny, nothing has changed in what buyers search for, and their wish list is quite predictable,” Mr Offermann said.
“They want to be on the water, love privacy and a big block, but these are ultra scarce, as is being so close to Hastings Street, making this a bulletproof investment as well as the optimum dream come true.”
The current Queensland house price record is held by Webb House at Sunshine Beach.
It was not even on the market when it sold for $34 million in 2021 to Hancock Prospecting business development general manager Dan Wade and his wife Janine.
Dan Wade is the right hand man to Australia’s richest person, Gina Rinehart.
