The aim is to create healthier, more connected neighbourhoods and set a new benchmark for modern lifestyles within major projects north of Brisbane.

Protected by multi-level government legislation, planning guarantees open green spaces, integrated masterplanned communities and developer-funded infrastructure at the city of Waraba, west of Caboolture.

Residents have started moving into the Aire and Lilywood Landings developments, just 15 months after the release of land.

Land Owner Group (LOG) member and Lennium Group development manager Ian Worthington said the milestone was a strong signal the foundations of Waraba were being built with intention, collaboration and a clear commitment to community, sustainability and liveability.

“This is more than a collection of estates,” he said.

“The LOG is forging the beginning of a new city, one that doesn’t just deliver housing, but builds communities.

“Through shared infrastructure investments, environmental corridors, open space design, and collaborative developer partnerships, Waraba is being built with strong foundations.

The LOG’s strategy is that development must deliver benefits, not just homes.

“Whether it’s in parks, roads, or environmental corridors, each element is designed to serve both present residents and future generations,” Mr Worthington said.

The first residential suburb of Waraba City, Lilywood includes 70ha of green space, pedestrian and bike paths stretching 4.5km along the Caboolture River, sporting fields, parks and a community shopping village anchored by Coles, as well as many other planned amenities.

Lennium Group was the first developer who broke ground in 2024 which led to Waraba’s first precinct.

The first four stages are almost complete. Stages five to seven are well under way and work on stages eight and nine are next on the agenda.

Mr Worthington said the vision was always about more than bricks and mortar.

“We’ve worked hard to ensure Lilywood Landings delivers not just high-quality homes, but also a lifestyle,” he said.

“You can feel the community coming alive with every new home completed, every family that moves in, and every milestone we achieve on site. There’s a real sense of excitement as each stage takes shape.”

Avid Property Group has announced the launch of its latest over 50s land lease community, Vantage Lilywood.

The first residents have now moved in at Lilywood Landings.


Spanning about 14ha, the community will deliver 296 homes built by award-winning builder Villaworld Homes by Avid, alongside amenities designed to foster connection, wellbeing, and active living.

Civil construction has started with home construction forecast to begin this month and the first residents expected to move in by autumn next year.

Avid general manager Queensland and land lease communities Anthony Demiris said the launch of Vantage Lilywood reflected the growing Vantage portfolio of over-50s communities across South East Queensland.

“It’s an exciting time for Avid as we expand the Vantage brand and deliver more lifestyle-focused neighbourhoods for over-50s,” he said.

A clubhouse and recreation precinct will feature health, wellness, and social amenities including a lap pool, resort-style pool and spas, saunas, gym, cinema, and games room, along with sporting facilities such as lawn bowls, tennis and pickleball courts, and a croquet lawn.

Orchard Property Group is set to unveil Aire Riverside, a community that celebrates the Caboolture River and will deliver 133 allotments over three stages, with stage one comprising 58 lots.

Civil works are already under way, with the first stage set to launch this month.

Home sites will range from 315sq m to 730sq m.

More than 6.7ha of riverfront open space will be preserved, in addition to a 5000sq m playground precinct with shaded play equipment, grass, picnic shelters and seating areas.

Westbrook from Baycrown Property Group will be the newest masterplanned community in Lilywood, with more than 651 lots.

Land development and earthworks have started with Westbrook boasting more than 8ha of parklands and green space.

Residents will be a short walk from the Coles supermarket and stores along Caboolture River Rd.

Baycrown Property Group development manager Greg McDonald said they designed Westbrook with families in mind balancing tranquillity, connection and convenience.

“This community brings together lifestyle, amenities, and nature in a way that truly feels like home,” he said.
