‘We decided to roll the dice’: $13.9m auction sale

94 Lang Rd, Centennial Park sold at auction for $13.9m at auction last night.


A grand family home sold for $13.9m — $1.65m more than a pre-auction offer — after TRG founder Gavin Rubinstein decided to “roll the dice”.

The five-bedroom, three-bathroom home on an 870sqm block with north easterly aspect and pool at 94 Lang Rd, Centennial Park had an $11m guide via Rubinstein and his colleague Adam Regan.

“We had it scheduled for a May 27 auction but we had such a good response we decided to bring it forward by two-and-a-half weeks,” Rubinstein said.

The property overlooks Centennial Park.


It comes with an inbuilt pool.


“We had an offer on the weekend of $12.25m, which the owners were comfortable with, but I recommended that we proceed to auction and roll the dice.”

The gamble paid off, with four registered bidders lining up at the Cooley auction, run by Jake Moore, and three active.

Property records show the home, which overlooks Centennial Park, to be owned by Sonja Schweizer, who purchased it with her husband Nobert in 1978 for $67k.

It’s a strong result, with a newer home in the street selling for less recently.


Rubinstein says it’s a strong result, since a much newer home in the street sold for less than that — $13.64m — last month after several months on the market.

But Rubinstein says the decision on whether to proceed to auction in the current market is made on a case-by-case basis.

Oliver Lavers, Rubinstein’s TRG partner in the Rose Bay office, sold a home on the weekend at 32 Manning Rd, Double Bay, pre-auction after just two weeks on the market.

It fetched $11m, the highest ever in the street.
