Vast parcel at one of Airlie Beach’s highest points is for sale

It has the elevation, the views and the space for a legacy estate, but even those in the know have no idea what it could fetch.

One of the Whitsundays’ most unique elevated residential landholdings has been released to the market, with a rare 3.27-acre parcel atop Airlie Beach expected to attract high-net-worth buyers seeking a landmark luxury homesite.

Positioned within Airlie Summit, Lot 152 Seaview Drive occupies one of the highest residential vantage points in the region, capturing sweeping near-360-degree panoramic views across Airlie Beach, the Coral Sea, surrounding islands, marina precincts and hinterland ranges.

The 13,240sqm parcel is being offered via an Expressions of Interest campaign, which closes on June 11.

Knight Frank’s North Queensland head of projects Andrew Forster, who is managing the campaign, said opportunities of this scale and flexibility at such an elevated position were extraordinarily rare within the local market.

“There are plenty of homes in Airlie Beach with beautiful views, but opportunities to secure more than three acres of elevated land with this level of usability and flexibility are exceptionally hard to find,” Mr Forster said.

“The scale of the parcel gives buyers the ability to create something truly bespoke, whether that’s a private estate, a pavilion-style luxury residence or a long-term family retreat.

“In Airlie Beach, the panoramic views people aspire to are created through elevation, and this site captures some of the most expansive outlooks available in the region.”

The block has one of the best elevated views in the region

What distinguishes the site from many elevated coastal holdings is the combination of scale, elevation and usability, with a substantial portion of the land predominantly flat and readily developable – an “exceptionally rare offering” in the Whitsundays hillside market.

The site sits just minutes from Airlie Beach’s main street, placing future owners within close reach of the region’s marinas, dining precincts, island connections and gateway access to the Great Barrier Reef.

The offering comes amid growing investment and renewed confidence across the Whitsundays region, as infrastructure upgrades, population growth and increasing demand from lifestyle-focused buyers continue to reshape the Airlie Beach market.

The region is also benefiting from significant marine and tourism investment, including the delivery of two world-class marina precincts, further strengthening its position as a premier yachting and lifestyle destination.

This Airlie Beach block of land is listed for $3.2m plus GST and spans 3227sq m, roughly 10,000sq m less than the Airlie Summit block.

Recent major transactions and development activity have further highlighted this momentum, including Blackstone’s acquisition of Hamilton Island and Sydney-based developer Conquest’s proposed $300 million Coconut Grove precinct in a deal negotiated by Mr Forster.

Mr Forster said the increasing depth of buyer demand across the Whitsundays was contributing to stronger interest in tightly-held lifestyle assets offering scale, privacy and long-term flexibility.

“We expect strong interest from buyers looking for something far beyond a standard homesite,” he said.

“This is about securing one of the region’s most commanding residential positions and having the flexibility to create an incredible home over time.”
